Life of Subdivision Maps. The terms of any subdivision or parcel map for the Property, any amendment or reconfiguration thereto, or any subsequent tentative map, shall be automatically extended such that such tentative maps remain in effect for a period of time coterminous with the term of this Development Agreement; provided, however, that Developer is not in default of this Agreement at the time of such extension and further provided that such extension shall not exceed the maximum period of extensions allowed under the State Subdivision Map Act. Should an approved Tentative Map expire prior to completion of the Project, but before the termination of this Development Agreement and Developer is not in default of this Agreement at the time of such expiration, Developer shall be entitled to re-apply for a new Tentative Map for the same parcels, subject only to the terms of this Development Agreement. The filing of a Vesting Tentative Map or recording of a Final Map shall not trigger any Community Benefit other than those stated in the Development Agreement and the approved Vesting Tentative Map or other fee, except for those related to and necessary for filing of said map(s).
