MISSISSIPPI. 1. Notwithstanding anything contained in the Lease to the contrary, Tenant acknowledges that Taxes are payable in Mississippi in arrears, meaning Taxes are payable in the calendar year following the calendar year in which such Taxes are assessed. For illustration purposes, Taxes attributable to calendar year 2017 are payable in arrears in calendar year 2018. As a result, the Taxes for which Tenant will be responsible under this Lease may not be payable until after the expiration or earlier termination of the Lease. Such Taxes payable after the expiration or earlier termination of the Lease shall nonetheless be the obligation of Tenant (on a prorated basis), and such obligation shall expressly survive the expiration or earlier termination of the Lease.
2. The following is hereby added to the end of Section 43: Notwithstanding anything contained in the Lease to the contrary, the parties hereby agree and acknowledge that a document concerning real property may not be recorded in the State of Mississippi unless, in the case of a paper document, it contains an original signature or signatures, or in the case of an electronic document, contains an electronic signature or signatures that comply with the Uniform Real Property Electronic Recording Act (Article 3, Chapter 5, Title 89, Mississippi Code of 1972, as amended) and is properly acknowledged in accordance with Chapter 3, Title 89, Mississippi Code of 1972, as amended.

The scope and coverage of this labor Agreement is limited to assigned projects, areas, and work scopes performed at the plant or site of construction / modifications, start-up, emergency work orders, plant outage response tasks, maintenance or repairs, or as defined in Appendix B. This Agreement shall exclude any and all off-site work. Supervision above general xxxxxxx, all non-manual and exempt employees, and all areas, plants, and/or work- scope hours not assigned to the Contractors are all specifically excluded from this Agreement. The Unions understand and agree that there is a zero- tolerance disciplinary policy regarding project security rules as well as a non-solicitation / non- organizing work rule on the project. No “alter ego” claims are allowed.
MISSISSIPPI. This Extended Service Agreement offered by the Selling Dealer is not provided, administered or sponsored by a vehicle manufacturer or distributor. It is offered to You by the Selling Dealer with Agreement services provided as indicated in this Agreement. ADDITIONAL BENEFITS: 24 Hour Roadside Assistance services (if provided under Your Agreement) is provided by SafeRide Motor Club, Inc., 00000 Xxxxxx Xxxx, Xxxxx 000-000, Xxxxxx XX 00000-4388, 0-000-000-0000. CANCELLATION: If You cancel this Agreement, a 10% penalty per month will be added to any refund that is not paid or credited within forty-five (45) days of Your return of the Agreement to the Selling Dealer. The Provider may only cancel this Agreement for (1) nonpayment of the provider fee, (2) a material misrepresentation by You to the Provider, or (3) a substantial breach of duties by You relating to the covered product or its use. If Your Agreement is cancelled by the Provider within 60 days, a full refund will be paid, less any claims paid; if cancelled after 60 days, You will receive a pro rata refund of the Agreement Purchase Price, less any claims paid, and less an administration fee of 10% of the Agreement Purchase Price or $50, whichever is less. If cancelled by the Provider, a written notice shall be mailed to You at Your last known address at least 30 days prior to cancellation. Written notice for non-payment of the Contract Retail Price shall be mailed at least 10 days prior to cancellation. CANCELLATION FEE: $50 or 10% of the amount paid by You for this Agreement, whichever is less.

The Cancellation section of this Membership is replaced in its entirety by the following: If this Membership is cancelled by You within thirty (30) days from the Effective Date, You will received a refund of the full purchase price. If You cancel this Membership after the first thirty (30) days, You will be refunded on a prorated basis, less a cancellation fee of twenty five dollars ($25). The refund will be payable to You or the Lienholder, where applicable. All cancellation requests must be submitted in writing to the Administrator and signed by You. MISSISSIPPI. CANCELLATION, C., is amended as follows: The cancellation fee is not to exceed ten percent (10%) of the Agreement Purchase Price or fifty dollars ($50), whichever is less. A ten percent (10%) penalty per month shall be added to a refund that is not made within forty-five (45) days of return of this Agreement to Us.
MISSISSIPPI. A ten (10%) percent penalty per month will be added to any refund that is not paid or credited within forty-five (45) days after Our receipt of your written request to cancel the Contract.
MISSISSIPPI. This Agreement is a self-contained and stand- alone Agreement, and provisions in any local, area, or national labor agreement shall not apply, except, and to a limited extent, for provisions that are specifically referenced in this Agreement. This Agreement addresses unique and special needs and competitive conditions to compete in a merit-shop market, such as classifications, rates of pay, and modified fringe benefits for areas and work scope specified in Appendix B.
