Monthly Minimum Rent. From and after the Rent Commencement Date for each full calendar month during the Lease term, Tenant shall pay to Landlord, in advance upon the first day of each calendar month without demand, deduction or offset, the monthly minimum rent specified in the applicable Lease Summary Provision, subject to Section 3.02, plus all applicable excise taxes in lawful money of the United States of America. One full monthly minimum rent payment shall be made by Tenant to Landlord at the time of execution of this Lease. The monthly minimum rent payment shall be made by Tenant to Landlord at the time of execution of this Lease. The monthly minimum rent for any fractional part of a calendar month at the beginning or end of the Lease term shall be a proportionate part of the monthly minimum rent for a full calendar month based upon a 30-day month. Payment shall be made to Landlord at the address set forth in the applicable Lease Summary Provision or at such other place as may be designated from time to time by Landlord. For purposes of venue, performance of this Lease shall be deemed to be made at the address where rent payments are received.
