Monthly Minimum Rent. 6.1.1 First Year: Five Hundred Dollars ($500.00)
Monthly Minimum Rent. Lessee covenants and agrees to pay Lessor at 0000 Xxxxxx Xxxxxx, Xxxxx 0000, Xxxxxxx, XX 00000, or to such other party or at such other place as Lessor may hereafter designate, Monthly Minimum Rent in the following amounts according to the schedule below and Additional Rent, as provided in Section 9, in advance without offset or deduction, on or before the first (1st) day of each month of the Lease Term: Beginning February 1, 2001 and ending October 31, 2003 the Monthly Minimum Rent shall be $264,403.00 (based upon $30.10 per rentable square foot of the Premises per year). Beginning November 1, 2003 and ending October 31, 2006 the Monthly Minimum Rent shall be $281,972.00 (based upon $32.10 per rentable square foot of the Premises per year). Beginning November 1, 2006 and ending January 31, 2011 the Monthly Minimum Rent shall be $295,148.00 (based upon $33.60 per rentable square foot of the Premises per year).
Monthly Minimum Rent. Subject to adjustments in the amount of monthly minimum rent, pursuant to the provisions of this Lease, Tenant agrees to pay to Landlord at such places as may be designated from time to time by Landlord, and Landlord agrees to accept as monthly minimum rent ("Monthly Minimum Rent") for the Premises the following: Month Amount ----- ------ 1-12 $15,584 13-24 $18,084 25-60 $21,584 61-120 $21,000 plus applicable sales tax, in lawful money of the United States, payable in consecutive monthly installments in advance, on the first day of each month during the Term. All Monthly Minimum Rent shall be paid without any setoff or deduction and with applicable sales taxes.

Monthly Minimum Rent. From and after the Rent Commencement Date for each full calendar month during the Lease term, Tenant shall pay to Landlord, in advance upon the first day of each calendar month without demand, deduction or offset, the monthly minimum rent specified in the applicable Lease Summary Provision, subject to Section 3.02, plus all applicable excise taxes in lawful money of the United States of America. One full monthly minimum rent payment shall be made by Tenant to Landlord at the time of execution of this Lease. The monthly minimum rent payment shall be made by Tenant to Landlord at the time of execution of this Lease. The monthly minimum rent for any fractional part of a calendar month at the beginning or end of the Lease term shall be a proportionate part of the monthly minimum rent for a full calendar month based upon a 30-day month. Payment shall be made to Landlord at the address set forth in the applicable Lease Summary Provision or at such other place as may be designated from time to time by Landlord. For purposes of venue, performance of this Lease shall be deemed to be made at the address where rent payments are received.
Monthly Minimum Rent. Section 3.01 of said Lease is hereby amended to reflect a Monthly Minimum Rent from November 1, 1994 through October 31, 1999 of Four Thousand Eight Hundred Fifteen and no/100 Dollar ($4,815.00).
