Non Refundable Administrative Fees and Security Deposit. Non-refundable administrative fees are not part of the security deposit, are not refundable, and do not reduce Tenant's liability for unpaid rent, damages exceeding normal wear and tear, or other charges that come due under the lease. Any security deposit will be refunded as provided by law but may be applied to any charges due under this lease. The security deposit will be deposited in the bank specified in the Summary of Terms. Interest earned on such deposits belongs to Management. Management shall have the right to apply any security deposit held to money or a debt owed by the Tenant to Management. Management shall have sole discretion as to how the security deposit is applied if money is owed. Management may apply the deposit to rent, damages exceeding normal wear and tear, unpaid utilities, or any other fee, charge, or debt owed by Tenant. Management may apply a pet or animal deposit to unpaid rent or damages exceeding normal wear and tear that were not caused by a pet or animal. Tenant shall have no right to use or designate a security deposit as payment of rent or other fees and charges which are due.
