The ongoing China-US trade war since 2019 and the COVID-19 pandemic posed new threats to the office market. As the pandemic was largely contained in China, business activities resumed gradually during H1 2021. While the global economy was still in its early stage of recovery, many corporations continued to be cost-conscious and postponed their decisions on leasing new space. At the height of the pandemic, many companies implemented “work-from-home” policies. As “work-from-home” becomes the new normal, the leasing demand for office space was inevitably affected. Xxx Xxxx XXXX’s office portfolio consists of: (i) The Tower Offices at Beijing Oriental Plaza, and (ii) The Tower at Chongqing Xxxxxxxxxxxx Xxxxxxxx Xxxxx. Xxxxxx X0 0000, XXX was RMB396 million (2020: RMB403 million). Though economic activities continued to normalize, international travel restrictions are still imposed. Domestic companies continued to be a steady source of leasing demand. Overall demand for office premises has not returned to the pre-pandemic level. Vacancy rate in the Beijing office market stayed at a relatively high level of 17.5%1 in the second quarter of 2021, exerting downward pressure on rents.   • VENDOR MANAGEMENT FEE Contractor shall pay to Enterprise Services a vendor management fee (“VMF”) of 1.5 percent on the purchase price for all Master Contract sales (the purchase price is the total invoice price less applicable sales tax).

  • BUY AMERICA REQUIREMENT (Applies only to Federally Funded Highway and Transit Projects) With respect to products purchased by Customer for use in federally funded highway projects, Contractor shall comply with all federal procurement laws and regulations with respect to such projects, including the Buy American provisions set forth in 23 U.S.C. Section 313, 23 C.F.R. Section 635.410, as amended, and the Steel and Iron Preference provisions of Texas Transportation Code Section 223.045, to the extent applicable. Contractor agrees to provide all certifications required by Customer regarding such programs. With respect to products purchased by Customer for use in federally funded transit projects, Contractor shall comply with all federal procurement laws and regulations with respect to such projects, including the Buy American provisions set forth in 49 U.S.C. Section 5323(j)(1), 49 C.F.R. Sections 661.6 or 661.12, to the extent applicable. Contractor agrees to provide all certifications required by Customer regarding such programs.

  • Non-Medicaid-Funded Hours Worked Effective July 1, 2021, the Employer shall contribute the Healthcare Rate or three dollars and seventy-nine cents ($3.79), whichever is higher to the Trust for each Non-Medicaid- Funded hour worked. Non-Medicaid-Funded Hour(s) worked shall be defined as all hours worked by all employees covered by this Agreement in the Employer's in‐home care program that are paid by a payor other than Medicaid, excluding vacation hours, paid-time off, and training hours. Effective July 1 2022, the Employer shall contribute the Healthcare rate or three dollars and ninety-eight cents ($3.98), whichever is higher, to the Trust for each Non-Medicaid-Funded Hour worked. Contributions required by Section 21.2 shall be paid periodically as required by the Trust.
