Payments Prior to PILOT Commencement Date. The PILOT Commencement Date shall be as defined in subsection (d) hereof. Until the PILOT Commencement Date, or such later date as the Facility Realty is determined to be exempt from real estate taxes, the Lessee shall pay to the Town or the Agency as the case may be all real estate taxes with respect to the Facility Realty at such times, in such manner and in such amounts as would be applicable if the Facility Realty were owned by the Lessee and not owned by the Agency.
Payments Prior to PILOT Commencement Date. Until the PILOT Commencement Date (or such later date as the Facility Realty is determined to be exempt from Real Property Taxes), the Lessee shall pay to the City all Real Property Taxes in respect of the Facility Realty for the periods of time occurring prior to such date at such times, in such manner and in such amounts as would be applicable if the Facility Realty were not leased to the Agency.

Until the PILOT Commencement Date the Lessee shall pay to the Town or the Agency as the case may be PILOT Payments at such times, in such manner and in such amounts as set forth in Section 4.3 of the Existing Lease Agreement which shall equal 100% of Normal Tax Due on X as described below in Section 4.3(d).
