Permitted Uses and Development. The Property may be developed with those uses permitted in the RM-25 (Residential Multifamily) zoning district and the Planned Development Overlay District, as approved by City Commission.

Permitted Uses and Development. The Property may be developed with those uses permitted in the X-X Business District zoning district, the Planned Development Overlay District, and Planned Redevelopment Overlay District as approved by City Commission. Developer acknowledges and agrees that in order to develop residential use on the Property, an allocation of 44 flexibility units and 253 RAC units will be required to be made to the Property by the City Commission in accordance with the applicable flexibility rules and the Broward County Comprehensive Plan. Developer shall, with the cooperation of the City, process the requisite recertification for the City assignment of flexibility units, as expeditiously as possible.
Permitted Uses and Development. The permitted uses, the density and intensity of use, and the transfer of such density and intensity of use, the maximum height and size of proposed buildings, provisions for reservation and dedication of land (or payment of fees in lieu of dedication) for public purposes, the construction, installation and location of public improvements, and other terms and conditions of development applicable to the Property shall be those set forth in this Agreement, the Planning Documents and all applicable rules and regulations. Notwithstanding the foregoing limitation, should Landowners request an amendment to the General Plan the City may apply current regulations in effect at the time the application for amendment is deemed complete to the extent that the current regulations relate to the requested amendment.

Existing Development: 327,860 square feet New Freestanding Building: 3,950 square feet New Center addition: 538 square feet Total Proposed: 332,348 square feet Existing: 398 multifamily dwelling units with ancillary parking garage, clubhouse and amenities. Future: Nine (9) Townhome dwelling units approved by the City Commission on April 15, 2009.
