Rent to be Determined. Provided Tenant has exercised the option to extend term in the manner set forth above, Landlord shall state in writing the acceptable Minimum Monthly Rent for the extended term. Tenant shall have ten (10) days from receipt of Landlord's offer to accept or reject said terms in writing. Tenant's failure to accept or reject Landlord's offer in writing within such ten (10) day time period shall be deemed rejection of Landlord's offer and the Lease shall expire at the original expiration date of the initial Term. If Tenant accepts Landlord's offer in writing within such ten (10) day period, the parties shall immediately execute an amendment to the Lease or enter into a new lease stating the Minimum Monthly Rent for the extended term. Neither party to this Lease shall have the right to have a court or other third party set the Minimum Monthly Rent. Tenant shall have no other right to extend the Term beyond the extended term.
