Gas Service. Owners, as applicable, shall cause to be constructed, prior to the issuance of certificates of occupancy for any structures which will receive such service, all extensions of existing gas distribution pipelines, facilities, and appurtenances within the FDP Properties necessary to provide natural gas service to the individual subdivision(s) created within the FDP Properties to the extent natural gas service to the FDP Properties is commercially available. Owners, as applicable, shall dedicate or otherwise convey to the applicable natural gas utility provider, easements, and rights-of-way for the installation, operation, maintenance, repair, and replacement of such natural gas distribution pipelines, facilities, and appurtenances as are reasonably necessary in order for the natural gas utility provider to provide natural gas service to the individual subdivision(s) within the FDP Properties. Such conveyances shall be made at the time of final subdivision platting of each portion or portions of the FDP Properties requiring an extension of the applicable gas distribution pipelines, facilities, and appurtenances to serve the subdivision being platted.
Gas Service. All extensions of existing gas distribution pipelines, facilities, and appurtenances within individual subdivisions within the FDP Properties necessary to provide natural gas service to the residential and commercial structures to be constructed thereon, to the extent natural gas service to the FDP Properties is commercially available, shall be the responsibility of the party seeking Town development or building approvals for such structures. Such construction shall be required prior to the issuance of any certificate of occupancy for any structure served by the applicable gas distribution pipelines, facilities, and appurtenances. Easements and rights-of-way for the installation, operation, maintenance, repair, and replacement of such natural gas distribution pipelines, facilities, and appurtenances as are reasonably necessary in order for the natural gas utility provider to provide natural gas service to the residential and commercial structures to be constructed, shall be dedicated to the natural gas utility provider by the party constructing such improvements, at such party’s sole cost and expense. Such conveyances shall be made at the time of final subdivision platting for the portion of the FDP Properties which have been designed to contain the applicable gas distribution pipelines, facilities, and appurtenances.
Gas Service. No later than two weeks prior to move-in you should apply to the Service Department of Enbridge Consumers Gas Company, 000 Xxxxxxxxx Xxxx, Xxxxxx X0X 0X0. Telephone: 0-000-000-0000 to have your account opened. Ensure that any gas appliances (fireplaces, stoves, dryers, BBQ’s etc.) that may be installed after closing are inspected by the gas company before they are activated.
Gas Service. The supplier of gas service through its agents and employees shall at all times have the right of access to all such utility easements shown on the plat or as otherwise provided for in this Deed of Dedication for the purpose of installing, removing, repairing or replacing any portion of the facilities installed by the supplier of gas service. The owner of any lot shall be responsible for the protection of the underground gas facilities located within the lot and shall prevent the alteration of grade or any other construction activity which would interfere with gas service. The supplier of gas service shall be responsible for the ordinary maintenance of its facilities, but the owner shall pay for damage or relocation of facilities caused or necessitated by acts of the owner, or the owner’s agents or contactors. The covenants sets forth in this subsection shall be enforceable by the supplier of the gas service and the owner of the lot agrees to be bound by these covenants.
Gas Service. Heat supplied by gas unit; separate meter or sub-meter installed on premises.
Gas Service. Tenant shall apply for and pay any fees associated with installation of a gas meter and shall pay for the extension of service lines to the Premises.
Gas Service. Landlord shall provide gas line and meter to a designated exterior location in accordance with Landlord' working drawings and specifications.
Gas Service. If the Premises are to used as a restaurant, Landlord will provide an interior three-(3) inch natural gas branch, valved and capped at a location selected by Landlord. Approximate location will be identified on the Lease Outline Drawings.
Gas Service. Heat supplied by gas unit; separate meter or sub-meter installed on premises. HOT WATER: Individual electrical hot water heater. SPRINKLER SYSTEM: Automatic wet pipe system installed throughout. CEILING HEIGHT: Office area hung ceiling: approximately 10’. Unfinished areas: to joists, 24’ clear +/-. DELIVERY SYSTEM: Docks and/or Drive-in Doors as per Exhibit D. ENTRANCES: Individual aluminum glass entry door in office area. ROOFING: Exposed metal decking painted white with a three-ply roof System, equivalent R-19 insulation, Fiberglass base sheet and fabric laminated with hot asphalt. SUBSTITU- TIONS: Tenant may substitute like items for Building Standard items but no credits for building items so substituted. No credit will be given for building items not utilized by Tenant. The following items pertinent to tenant’s space are not furnished by Owner and will be at Tenant’s initiative and expense.
Gas Service. 12.11.1 Furnish and install gas service, including metering and piping, to all gas appliances, including unit heaters, gas burners, hot water heaters, emergency generator, and deli cooking equipment, bakery ranges, ovens and equipment as required to insure complete installation.
