REPLACEMENTS AND SUBLETTING. Replacing a resident, subletting, or assignment is strictly prohibited unless approved by the owner in writing. If departing or remaining residents find a replacement resident acceptable to us before moving out and we expressly consent to the replacement, then: 1) A reasonable administrative (paperwork) and associated application fees and admin fee will be due, and a rekeying fee will be due if rekeying is requested or required; and 2) The departing and remaining residents will remain liable for all lease obligations for the term of the original lease.

REPLACEMENTS AND SUBLETTING. Without the prior written approval of Owner, replacing Residents or subletting the Leased Premises is strictly prohibited. A replacement of Residents or sublease will be subject to Owner's policies and underwriting requirements, reimbursement of Owner's expenses in connection with the replacement or sublease, and final approval by Owner of the Residents' replacement or sublessee. Residents who are replaced or sublet the Leased Premises will continue to be liable for all of Residents' obligations of this Agreement, unless otherwise agreed to by Owner in writing. Replaced Residents' and Sublessors relinquish their rights to a refund of the security deposit, and their right to possess or otherwise occupy the Leased Premises, unless otherwise required by applicable law. Any attempt to replace any Residents or sublet the Leased Premises without Owners' prior written consent will be void. Residents shall not assign this Agreement.
REPLACEMENTS AND SUBLETTING. Replacing a renter, subletting, or assignment is only allowed when we consent in writing. If a replacement renter is found, and we expressly consent to the replacement, subletting, or assignment, then: (a) an administrative fee of $135.00 will be due; and (b) a rekeying fee will be due if requested; and (c) you will remain liable for all Lease Agreement obligations for the rest of the original Agreement term. If we approve a replacement renter, we have the option to have the replacement renter sign this Lease Agreement; or the remaining and replacement renters must sign a new Lease Agreement. The departing renter will no longer have a right to occupancy or a security deposit refund. Even if a new lease agreement is signed, the departing renter will remain liable for the remainder of the original Lease Agreement term. An incoming renter is responsible for any condition left by the outgoing renter. You agree to immediately inform us of any planned renter changes, prior to any move in. You agree to pay a penalty of $450.00 for any violation of this policy. The penalty assessment is due and payable immediately and does not constitute permission for the new renter to occupy the premises. If the fee is not paid it will be deducted from the security deposit at the termination of this Agreement.

Prior to the lease being signed, the deposit and notarized parent guarantee turned in by the replacement student, the original student remains liable for their obligations under the Lease. E) The departing Student’s reservation deposit will be refunded less the re-letting fee only after all the replacement Student’s paperwork and deposits have been turned in. In the event the semester has already started and occupancy has been given, the security deposit less the re-letting fee will be returned at the end of the school year. F) At least two-thirds of the remaining Students must approve of the replacement Student via replying to a text notification sent out by management to the remaining Students and their parents. If no reply is received within 3 days of the original text being sent, their non-reply will be counted as an approving vote. G) The replacement Student gets the bedroom of the departing Student. Remaining Students may not switch bedrooms around upon departure of the original Student. H) If the remaining Students refused a reasonable replacement Student (reasonable based on Owner’s sole discretion) they agree to cover the departing Student’s portion of the rent and the departing Student will be released from the Lease. I) Once a replacement Student has been found to sublet or is added to the group to fill an empty bedroom, any additional rent monies the remaining Students have paid will be credited towards any future rent owed. N OTE: It is the sole responsibility of the departing Student and remaining Students to find a replacement. The $300 fee is paid by the departing Student to cover administrative costs.
