Services Exclusive to Tenant. Tenant shall pay for all water, gas, heat, light, power, telephone and other utilities and services specially or exclusively supplied and/or metered exclusively to the Premises or to Tenant, together with any taxes thereon. If any such services are not separately metered to the Premises Tenant shall pay at Landlord’s option, either Tenant’s Share or a reasonable proportion to be determined by Landlord of all charges jointly metered with other premises in the Building.
Services Exclusive to Tenant. Tenant shall pay for all water, gas, heat, electricity, telephone and other utilities and services supplied and/or metered exclusively to the Premises or to Tenant, together with any taxes thereon. If any such services are not separately metered to the Premises, Tenant shall pay, at Landlord's option, either Tenant's Share or a reasonable proportion to be determined by Landlord of all charges jointly metered with other premises in the Project.
Services Exclusive to Tenant. Tenant shall pay for all telephone and other utilities and services specially or exclusively supplied and/or metered exclusively to the Tenant, together with any taxes thereon. Any such services that are not separately metered to the Premises shall be included in Operating Expenses, pursuant to Paragraph 15.B.
Services Exclusive to Tenant. Tenant shall pay directly to the provider thereof, on or before the date when due and in addition to payments of Base Rent and other additional rent provided for herein, the costs of all electricity used in the Premises (including, but not limited to, for HVAC), water, gas, heat, heat pump fuel, telephone and any other utilities and services supplied and/or metered exclusively to the Premises or to Tenant, together with any taxes thereon. If Landlord measures electricity or any other utility usage in the Premises by a submeter, Tenant shall pay the costs as shown on such submeter to Landlord, as additional rent, at Landlord’s actual cost for such services, without mxxx-up, within thirty (30) days after receipt of an invoice therefor. If any such services are not separately metered or submetered to the Premises, Tenant shall pay, at Landlord’s option, either Tenant’s Share or a reasonable proportion to be determined by Landlord of all charges jointly metered with other premises in the Building at Landlord’s actual cost for such services, without mxxx-up.
Services Exclusive to Tenant. Tenant shall be obligated to separately meter the Broadcast Suite and the antennas located on the roof by Tenant pursuant to the license granted to Tenant in Paragraph 38 of the Lease. Tenant shall be responsible for all electricity costs related to the Broadcast Suite and the rooftop antennas in excess of $25,000 per year. Tenant shall pay for all water, gas, heat, light, power, telephone and other utilities and services specially or exclusively supplied or metered exclusively to the Premises. If any such exclusive services are not separately metered to the Premises. Tenant shall pay a reasonable proportion determined by Landlord of all charges jointly metered with other areas in the Office Building Project.
Services Exclusive to Tenant. Tenant shall pay for all water, gas, heat, light, power, telephone and other utilities and services specially or exclusively supplied or metered exclusively to the Premises or to Tenant, together with any taxes thereon at the rate charged to Landlord by the applicable utility company. If any such services are not separately metered to the Premises, Tenant shall pay a reasonable proportion determined by Landlord of all charges jointly metered with other areas in the Office Building Project. Landlord may charge Tenant for out-of-pocket costs associated with the private meter, including, but not limited to, the reading, repairing and supply of utilities to the sub-meter.
Services Exclusive to Tenant. Subject to the other provisions of this Section 11, Tenant shall pay for all water, gas, heat, electricity, telephone and other utilities and services supplied and/or metered or submetered exclusively to the Premises or to Tenant, together with any taxes thereon.
Services Exclusive to Tenant. If any such services are not separately metered to the Premises and are not included in Operating Expenses, Tenant shall pay a reasonable proportion to be determined by Landlord of all charges jointly metered with other premises in the Building. In addition, subject to the provisions of the Work Letter Agreement, Tenant shall be responsible for, and shall pay all costs of, installing all telephone and computer cabling, equipment, wiring, and outlets required to (a) provide telephone service to the Premises and (b) connect the Premises to the telephone closet or room designated by Landlord (which may be located on the floor on which the Premises are located or on another floor of the Building) as necessary to provide telephone service to the Premises. Tenant's installation of telephone and computer cabling other than in connection with the initial tenant improvements shall constitute an Alteration requiring Landlord's prior written consent and for all other purposes under this Lease.
Services Exclusive to Tenant. If Landlord measures electricity or any other utility usage in the Premises by a submeter, Tenant shall pay the costs as shown on such submeter to Landlord, as additional rent, at Landlord’s actual cost for such services, without xxxx-up, within thirty (30) days after receipt of an invoice therefor. If any such services are not separately metered or submetered to the Premises, Tenant shall pay Tenant’s Share thereof as an Operating Expense.
Services Exclusive to Tenant. Tenant shall pay for all water, gas, heat, light, power, telephone, and other utilities and services specially or exclusively supplied and/or metered exclusively to the Premises or to Tenant, together with any taxes thereon and for all replacement light bulbs and/or fluorescent tubes and ballasts for standard overhead fixtures within the Premises. If any such services are not separately metered to the Premises, Tenant shall pay a reasonable proportion to be determined by Landlord of all charges jointly metered with other premises in the Building, and in such cases, Landlord’s determination thereof, shall be conclusive.
