Electricity Costs. Alyangula At Alyangula, where electricity is billed at the GEMCO rate which is higher than the Power and Water Corporation rate, members will be invoiced for their individual electricity charges by the NTPF at the Power and Water Corporation rate. This process will continue until Alyangula Police residences are included in the Power and Water Corporation billing system.
Electricity Costs. The District shall continue to pay 100% of the cost of PG&E meter #1005391982 as billed for the common area irrigation timers.
Electricity Costs. Electricity Costs" shall mean the costs ----------------- incurred by Landlord for (i) electricity utilized in connection with the operation, maintenance, and use of the Project, and (ii) sales, use, excise and other taxes assessed by governmental authorities on electricity.
Electricity Costs. Annual electricity charges for the LVT unit will be calculated based design electricity usage, anticipated onstream time, and estimated electricity costs per kwh. Each month, ** of these costs will be charged to the LVT unit. At the end of the year, these costs will be adjusted retroactively to reflect the actual onstream time and actual electricity costs, as shown in bold. Electricity cost per kwh is to be based on the total refinery electricity cost including facility charges and taxes, excluding the EXXX discount. Per the LVT Design, design electricity usage is ** kwh/day based on a ** BPD feed rate. Electricity Costs. In addition to any other sums required to be paid by Tenant under this Lease, Tenant shall: (i) reimburse Landlord for all costs of providing electricity to the Premises within thirty (30) days of invoice (the “Electrical Charge”); and (ii) pay Tenant’s Proportionate Share of the costs of providing electricity to the Common Areas as part of Operating Costs, which amounts shall be payable as set forth in Exhibit C. With respect OFFICE LEASE AGREEMENT CentrePort/Radiant Systems, Inc. 6 to the foregoing, the Electrical Charge shall be limited only to the actual amount charged by the utility provider to Landlord. For the period prior to the earlier of Tenant’s occupancy of the Must Take Space or the Must Take Space Commencement Date, an amount equal to $400.00 shall be deducted each month from the Electrical Charge to offset the additional costs that are estimated to occur because no demising wall separates the Initial Premises and the Must Take Space. Landlord and Tenant agree that $400.00 is a good faith estimate of such costs, and such costs shall not be modified or prorated.
Electricity Costs. Electricity Costs" shall mean the costs of all electricity used on or at the Project, together with any taxesa nd any maintenance charges thereon. On the first day of each calendar month during the Lease Term, Tenant agrees to reimburse Landlord for Tenant's Proportionate Share of the monthly Electricity Costs pursuant to invoices sent to Tenant from Landlord. The initial monthly Electricity Costs invoices shall be based on Tenant's Proportionate Share of estimated Electricity Costs as reasonably determined by Landlord and shall be increased or decreased by Landlord to reflect the actual Electricity Costs. If for any time period in question the Building is less than 95% occupied, for purposes of determining Tenant's Proportionate Share of Electricity Costs, Landlord may increase those elements of Electricity Costs that vary based primarily on the occupancy rate of the Building, as though the Building were 95% occupied. The Electricity Costs payments due from Tenant shall be adjusted by Landlord to the amount that Landlord reasonably believes they would have been if 95% of the Rentable Area of the Building had been occupied. In addition, Tenant shall, within 30 days of receipt of an invoice from Landlord, pay for any extraordinary or after Normal Business Hours use of Electricity Costs as requested by Tenant and as reasonably determined by Landlord.
Electricity Costs. The Tenant covenants to pay to the Landlord as Additional Rent, the cost of electric current supplied to the Leased Premises, but not including the cost of electric current included in Operating Costs, as defined. The Tenant further covenants to pay to the Landlord the total cost of any replacement of electric light bulbs, tubes and ballasts in the Leased Premises to replace those installed at the commencement of the Term. The Landlord may adopt a system of re-xxxxxxx and re-ballasting periodically on a group basis in accordance with good practise in this regard and the Tenant shall pay the actual cost, including parts and labour.
Electricity Costs. Commencing on the Commencement Date and continuing throughout the Term (and during any Early Occupancy), in addition to Gross Rent, Tenant shall pay to Landlord, as Additional Rent, all costs (without any markup) for electric for lights and plugs serving the Premises, which utilities are separately metered to the Premises based upon Tenant’s metered usage.
Electricity Costs. USE 6. The Demised Premises shall be used and occupied by Tenant only for the Permitted Use, as defined in the Basic Lease Information. Tenant shall not occupy or use, or permit to be occupied or used, any portion of the Demised Premises for any other purpose, or for any business or purpose which is unlawful in part or in whole or deemed to be disreputable in any manner, or extra hazardous on account of fire, nor permit anything to be done which will in any way increase the rate of fire insurance on the Building or its contents, and in the event that there shall be any increase in the rate of insurance on the Building or its contents, as a result of Tenant's acts or conduct of business, then such acts shall be deemed to be an event of default hereunder and Tenant hereby agrees to pay the amount of such increase on demand, and acceptance of such payment shall not constitute Landlord's waiver of such default or Tenant or of any of Landlord's rights or remedies hereunder. Tenant will conduct its business and control its agents, employees and invitees in such a manner as not to create any nuisance, nor interfere with, annoy or disturb other tenants, or Landlord in the management of the Building, Tenant will maintain the Demised Premises in a clean and healthful condition, and comply with all laws, ordinances, orders, rules and regulations (state, federal, municipal and other agencies or bodies having any jurisdiction thereof) with reference to the use, condition or occupancy of the Demised Premises.
Electricity Costs. In addition to Basic Rental and any other amounts to be paid by Tenant to Landlord under this Lease, Tenant will pay to Landlord, concurrently with each monthly installment of Basic Rental, Tenant’s Share (as hereinafter defined) of all electricity (including the cost of electricity for Landlord to provide HVAC) used by the Building (“Electricity Costs”) the prior month. The term “Tenant’s Share” shall mean Tenant’s ProRata Share adjusted as reasonably determined by Landlord to (aa) compensate for the first and final months of the Lease term and or (bb) reflect any disproportionate utility requirements of any occupant or tenant of the Building; provided, however, that in the event the Premises are ever separately metered, Tenant shall directly pay for Electricity Costs as so metered for the Premises and shall have no further obligation to pay any other Electricity Costs, other than Tenant’s Share of Electricity Costs attributable to the Common Area as reasonably determined by Landlord. Landlord shall use commercially reasonable efforts to cause any tenants of the Building whose equipment consumes a disproportionate amount of electricity (relative to other tenants in the Building) to pay their fair share of Electrical Costs.
