SERVICES PROVIDED BY LESSEE. Lessee shall pay for all gas, electricity for its manufacturing process, which shall be separately metered, telephone and other utilities and services specially or exclusively supplied and/or metered exclusively to the Premises or to the Lessee, together with any taxes thereon, except as to be provided by Lessor under Paragraph 11.1 above. Lessee shall also be responsible for providing its own janitorial services for the Premises. In addition, Lessee shall be responsible for the removal of all waste generated in the operations of its business.
SERVICES PROVIDED BY LESSEE. This Exhibit is incorporated by reference into the Lease by and between Xxxxxx Street Partners, LLC, as Lessor, and Aura Biosciences, Inc., as Lessee. Terms defined in or by reference in the Lease not otherwise defined herein shall have the same meaning herein as therein. Lessee shall provide and pay for the following services (These services will be provided through Building management on a time and materials basis and billed to the Lessee):
SERVICES PROVIDED BY LESSEE. Lessee shall provide heating, ventilation, air conditioning, and janitorial service as reasonably required, reasonable amounts of electricity for normal lighting and office machines, water for reasonable and normal drinking and lavatory use, and replacement light bulbs and/or fluorescent tubes and ballasts for standard overhead fixtures.
SERVICES PROVIDED BY LESSEE. This Exhibit is incorporated by reference into the Lease dated as of January 16, 2002 by and between Massachusetts Institute of Technology, as Lessor, and Centagenetix, Inc., as Lessee. Terms defined in or by reference in the Lease not otherwise defined herein shall have the same meaning herein as therein. Lessee shall provide and pay for all maintenance of and repairs to the Premises necessary to keep the Premises in as good a condition as the Premises were at the beginning of the Term or may be put in thereafter (damage from taking or casualty or reasonable wear and tear only excepted). Such repairs and maintenance shall include but not be limited to the following:
SERVICES PROVIDED BY LESSEE. Lessor shall pay for all water, --------------------------- gas, heat, light, power, telephone and other utilities and services specially or exclusively supplied and/or metered exclusively to the Premises or to Lessee, together with any taxes thereon. If any such services are not separately metered to the Premises, Lessee shall pay at Lessor's option, either Lessee's Share or a reasonable proportion to be determined by Lessor of all charges jointly metered with other premises in the Building.
SERVICES PROVIDED BY LESSEE. The lessee shall provide, at the lessee’s own expense, any and all required equipment that the University cannot provide except as an additional expense to the lessee. Prior to the installation of any equipment, the lessee agrees to secure approval and clearance from the facility manager prior to the day of the event.
SERVICES PROVIDED BY LESSEE. This Exhibit is incorporated by reference into the Lease dated as of January 16, 2002 between Massachusetts Institute of Technology, as Lessor, and Centagenetix, Inc., predecessor in interest to Elixir Pharmaceuticals, Inc., as Lessee, as amended by First Amendment dated August 3, 2005 and as further amended by the Second Amendment to Lease (the “Second Amendment”) dated as of October 12, 2006 to which this Amended Exhibit D is attached (collectively, the “Lease”). Terms defined in or by reference in the Lease not otherwise defined herein shall have the same meaning herein as therein. The provisions of this Amended Exhibit D shall apply only to periods from and after the date (the “Exhibit D Amendment Date”) of execution and delivery of the Second Amendment by Lessor and Lessee and the former Exhibit D shall apply prior to the Exhibit D Amendment Date. Lessee shall provide and pay for all maintenance of and repairs to the Premises necessary to keep the Premises in as good a condition as the Premises were at the beginning of the Term or may be put in thereafter (excepting therefrom only damage from taking or casualty, reasonable wear and tear and repairs for which Lessor is responsible to perform). SERVICES PROVIDED BY LESSEE. During the term of this Lease Renewal Agreement and as consideration to the Lessor to enter into this Lease Renewal Agreement, Lessee shall provide the services enumerated in Exhibit C, and adopt the Management Provisions in Exhibit D.
