Signs and Decorations. TEAM will neither post nor erect any decorations, signs, advertisements or posters of any kind or description at the Facility unless specific, prior approval has been obtained from SMG, which shall not be unreasonably withheld; provided, however, approval shall be deemed to be given by SMG unless SMG responds to the contrary within three (3) business days of TEAM’s submission to SMG of notice of its intent to post or erect such decorations, signs, advertisements or posters. Notwithstanding the foregoing, no flammable materials such as xxxxxxx, tissue paper, crepe paper, etc., shall be permitted to be used for decorations by TEAM in the Facility. Any and all materials used for decorative purposes must be treated with flame proofing and must be approved in writing by SMG and the Oklahoma City Fire Department prior to the use of said materials.

Signs and Decorations. Tenant shall not place or permit to be placed, any sign, marquee, awning, decoration, window covering or other attachment on or to the roof, windows (inside or outside), doors (inside or outside), visible portions of inside walls or exterior walls of the Premises or at any other location in or adjacent to the Building without the prior written consent of Landlord, which consent shall not be unreasonably withheld or delayed. Landlord may, without liability to Tenant, enter upon the Premises and remove any such sign, marquee, awning, decoration, window covering or attachment affixed in violation of this paragraph, and Tenant agrees to pay the cost of any such removal. Tenant shall not exhibit or affix flags, pennants, banners or similar items on or to the exterior of the Premises or the building of which the Premises are a part. Also, no advertising medium shall be utilized by Tenant which can be heard or experienced outside the Premises, including without limitation, flashing lights, searchlights, loudspeakers, phonographs, radios or television.

Signs and Decorations. Tenant is obligated not to display in, on or above the Demised Premises any sign or decoration, the nature of which, in the judgment of Landlord is dangerous, unsightly or detrimental to the property. Tenant is prohibited from installing or painting any signs on the leased property without the written consent of Landlord, and Tenant is obligated to promptly remove at or before the expiration of this lease, any and all signs painted or placed in or upon part of the Demised Premises, to Landlord's satisfaction and Tenant is obligated to pay the cost of said removal, plus agent's or attorney's fees, in event of failure to carry out this obligation.
