TENANT’S ADDRESS (FOR NOTICE AND BILLING): Prior to Occupancy of the Premises: 20 Xxxxx Xxxxxx, Xxxxxxxx Landing Exxx Xxxxx 000 Xxxxxxxx, Xxxxxxxxxxxxx, 00000. After Occupancy of the Premises: 20 Guest Street, Bxxxxxxx Xxxxxxx Xxxx Xxxxx 000 Xxxxxxxx, Xxxxxxxxxxxxx, 00000. TENANT IMPROVEMENT DRAWINGS AND SPECIFICATIONS: Landlord shall perform the Tenant Improvement Work in accordance with the Tenant Improvement Drawings and Specifications for the Premises set forth on Exhibit C attached hereto. TENANT IMPROVEMENT WORK: The Tenant Improvement Work to be completed by the Landlord within the Premises, at Landlord’s sole cost and expense consisting of the following: (a) construct two offices in the Premises in substantially the same style as the existing offices; and (b) paint the Premises, all in accordance with the specifications set forth in the Tenant Improvement Drawings and Specifications. TENANT IMPROVEMENT WORK SCHEDULE: The Tenant Improvement Work to be performed by Landlord in accordance with the terms hereof shall be completed prior to the Term Commencement Date.

  • Land The real property described in Exhibit A attached hereto and made a part hereof (the “Land”);

  • Tax Parcels Each Mortgaged Property constitutes one or more complete separate tax lots or is subject to an endorsement under the related Title Policy insuring same, or in certain instances an application has been made to the applicable governing authority for creation of separate tax lots, which shall be effective for the next tax year.

  • Condominium This Lease and all rights of Tenant hereunder are and shall be subject and subordinate in all respects to any condominium declaration and any other documents (collectively, the “Declaration”) which are or shall be recorded in order to convert the Land and the improvements erected thereon to a condominium form of ownership in accordance with the provisions of Article 9-B of the Real Property Law, or any successor thereto, provided the Declaration does not include other terms which increase Tenant’s obligations (in any material respect) or decrease Tenant’s rights (in any material respect). If any such Declaration is to be recorded, Tenant, upon the request of Landlord, shall enter into an amendment of this Lease confirming such subordination and modifying the Lease in such respects as shall be necessary to conform to such condominiumization, including, without limitation, appropriate adjustments to Tenant’s Tax Share and Tenant’s Operating Share and appropriate reductions in the Operating Expenses for the Base Operating Year and the Base Tax Amount; provided, that, such amendment shall not reduce Tenant’s rights or increase Tenant’s obligations under this Lease (in either case in any material respect) or increase Tenant’s monetary obligations under the Lease.

  • Condominiums If the Mortgaged Property is a condominium unit or a planned unit development (other than a de minimis planned unit development), or stock in a cooperative housing corporation, such condominium, cooperative or planned unit development project meets the eligibility requirements of Fxxxxx Mxx and Fxxxxxx Mac.

  • Premises Parking and Common Areas 2.1 Letting Lessor hereby leases to Lessee, and Lessee hereby leases from Lessor, the Premises, for the term, at the rental, and upon all of the terms covenants and conditions set forth in this Lease. Unless otherwise provided herein, any statement of square footage set forth in this Lease, or that may have been used in calculating rental and/or Common Area Operating Expenses, is an approximation which Lessor and Lessee agree is reasonable and the rental and Lessee's Share (as defined in Paragraph 1.6(b)) based thereon is not subject to revision whether or not the actual square footage is more or less.

  • REMAINING PROPERTY If any cash or any securities or other financial assets of the Portfolio held by the Custodian hereunder remain held by the Custodian after the termination of this Agreement owing to the failure of the applicable Fund to provide Proper Instructions, the Custodian shall be entitled to fair compensation for its services during such period as the Custodian holds the cash or the securities or other financial assets (the existing agreed-to compensation at the time of termination shall be one indicator of what is considered fair compensation). The provisions of this Agreement relating to the duties, exculpation and indemnification of the Custodian shall apply in favor of the Custodian during such period.

  • Land Use The current use and occupancy of the Property for hotel purposes are permitted as a matter of right as a principal use under all laws applicable thereto without the necessity of any special use permit, special exception or other special permit, permission or consent.
