TENANT'S SERVICES. Tenant shall pay for its electricity directly to the public utility company. Landlord shall, at its sole cost and expense, provide the meter and any necessary wiring. Tenant shall provide its own cleaning and rubbish removal services. Tenant shall close the blinds and windows in the Demised Premises at end of each business day.

TENANT'S SERVICES. Tenant, at its sole cost and expense, shall arrange for and furnish all necessary utility and other services to the Premises, including without limitation, electricity; gas; sewer; water; telephone; proper disposal of smoke, fumes, odors, trash, garbage, grease, water and other wastes; hot and chilled water for heating and air conditioning, and common fans for intake of air or for exhaust of uncontaminated air. Tenant shall maintain and operate the Premises in a neat, clean, sanitary, safe, attractive, and first-class condition and in accordance with all governmental, quasi-governmental, and insurance requirements and shall pay for all services rendered to the Premises.
TENANT'S SERVICES. Tenant agrees to provide and pay for electric and gas utilities; and maintain temperature at levels to prevent freezing or boiling of any parts of the demised premises. Tenant will pay for and utilize a janitorial service for interior maintenance and removal of trash to Landlord's designated receptacles. Tenant shall provide on a regular basis all interior maintenance and decorating.

To the extent practical or reasonable, the Tenant will pay the cost of installing a separate electric meter, submeter or "check" meter for the Premises. In cases where it is not reasonable or practicable to meter separately portions of the Premises, the Landlord will submit to the Tenant a reasonable estimate of the electricity used by Tenant and Tenant will pay the cost of electricity which it uses. All rubbish removal for the Premises will be provided by the Tenant.
