Town Centre. The Town Centre is to contain buildings for residential, commercial, administrative and community uses. (a) Residential Accommodation Residential accommodation in the Town Centre is to consist of 25 residential units of mixed size and quality for essential staff as well as contingency accommodation associated with the operation and functioning of the Port Xxxxxxx development. The Town Centre residential accommodation is to be located at first and second floor levels. (b) Commercial The minimum commercial area in the Town Centre is to be 2 000m2 Gross Leaseable Area (measured in accordance with the BOMA method of measurement). The Town Centre is to accommodate the following uses — Tavern, Restaurant, Food outlets, Newsagency, Pharmacy, Delicatessen, Liquor Store, Boat Brokerage, Bank, Leisurewear Boutiques, Gift/Duty Free Shop, Sporting Goods. (c) Administration Offices Not less than 200m2 of office space is to be provided to accommodate the Board, the Port Controller, Rescue and Emergency Services, and staff from the Fisheries Department, Department of Marine and Harbours, the Education Department and the Department of Conservation and Land Management. The Company is to provide, rent free, one office of at least 30m2 to be shared by these 4 Departments, which will be responsible for their own furnishing, and for power, telephone, water and cleaning costs.
Town Centre. The Developer and the Municipality agree that the Town Centre, defined as that area shown on Schedule B2.C, may be located as generally and conceptually shown as area “BR” on Schedule B2.C, and subject to the following guidelines being addressed on detailed plans which shall be subject to approval under clause (ii) of this section. (i ) Design Criteria: Development of the Town Centre may be considered following completion of a detailed design study which addresses: • streetscape design (including design and provision of furniture, signage, street trees) • central common design • desirable building heights, alternate lot coverages, reduced street setbacks • architecture and signs • traffic, transit, and parking, • pedestrian and bicycle flows and access, • land use, • public safety, • lot servicing, and • lot access.
