Use and Occupancy Tax. Tenant shall pay to Landlord any use and occupancy tax (or its equivalent) imposed on the Premises. Landlord shall have the same rights and remedies for the non-payment of such use and occupancy tax that it has upon Tenant's failure to pay rent hereunder. Landlord agrees to pay the sums collected by it to the appropriate governmental authorities in a timely manner, and will be solely responsible to pay any penalties or interest occasioned by Landlord's delay in remitting such sums.

Use and Occupancy Tax. Tenant shall pay, through the Principal Term, the Philadelphia Realty Use and Occupancy Tax to the extent that the same shall be due and payable pursuant to the provisions of applicable law.

Use and Occupancy Tax. Tenant shall also pay before any penalties or fines are assessed to the appropriate governmental authority any use and occupancy tax in connection with the Premises. In the event Landlord is required by law to collect such tax, Tenant shall pay such use and occupancy tax to Landlord as Additional Rent within fifteen (15) days of demand and Landlord shall remit any amounts so paid to Landlord to the appropriate governmental authority in a timely fashion.
