Utility room. STORAGE ROOM Items placed by the Tenant in the utility room/storage room of the Leased Premises shall not impede access to the electrical, mechanical, heating system, hot water tank, internet switch or hydro meter. Furthermore, the Tenant agrees to allow the Landlord to enter the Leased Premises on or about the first of every month for the purpose of reading the hydro meter. Items placed in the Utility Room/Storage Room are so placed at the Tenant’s risk. The Landlord will not be liable for items damaged as the result of malfunction of mechanical items. Use of storage rooms may be restricted at any time should the Landlord determine, in its sole and absolute discretion, that access to hydro meters has been restricted due to over storage of personal belongings within the storage rooms.

Utility room. In the event a utility room is constructed within the area indicated as the Premises, and that utility room provides or is intended to provide access to utilities for space in the Building other than the Premises, then the area of that utility room shall be allocated between Tenant and the balance of the Building in the same proportion that the area of the Premises (excluding the utility room) bears to the area of the Building (excluding the utility room).

Weekly: • Dust mop stairs and landing to tunnel. • Vacuum upholstered furniture. • Dust windowsills and window frames and blinds. Monthly: • Clean main and west entrance doors and glass. • Clean office doors and glass. • Clean all inside partition glass. • Vacuum air vent (Men's restroom). • Vacuum air vent (Women's restroom). • Vacuum air vent at lab entrance. • Vacuum air vent in janitor closet. • Dust high areas and light fixtures. • Clean light fixtures (if needed). • Dust blinds. • Spray buff and clean floors. • Damp wipe and disinfect walls. • Damp mop stairs and landing to tunnel. Quarterly: • Wash outside window glass at entry • Wash inside window glass, do not wash inside window glass in lab. • Machine scrub floors. • Thoroughly clean walls and partitions. • Clean floor mats (3).
