Mechanical Room. A refundable security deposit of $150.00 is due at time of reservation. The applicant can secure this with a check that will be bank deposited. A check will be re-issued to the applicant following the scheduled building use within 10 working days to the address provided on the FUA. If the check does not clear the bank account, the FUA is not complete and shall be voided. There is at $30.00 fee for all returned checks.

Mechanical Room. A. Provide a mechanical room to house, and include the equipment required for, the building mechanical systems. This includes equipment such as central heating equipment, central cooling equipment, hydronic distribution equipment, and domestic hot water heating equipment.
Mechanical Room. Effective as of the Fourth Amendment Commencement Date, Section 4(b) of the Second Amendment (Temporary Mechanical Room) shall be deleted in its entirety and have no further force or effect and Tenant shall have sole and exclusive use of the Temporary Common Area (described in such Section 4(b) of the Second Amendment).
Mechanical Room. Customer shall provide and maintain a mechanical room on the Premises located against an exterior wall at the basement or foundation level. The mechanical room shall include: (1) adequate clearance, unobstructed space, lighting and HVAC to protect all Service equipment and provide for safe maintenance and operation thereof; and (2) electrical connections meeting the specifications set forth in Exhibit A, which shall be provided and maintained in service at no cost to Supplier. Customer shall provide Supplier with isometric shop drawings of the mechanical room upon completion. Customer shall complete construction of the mechanical room no later than 45 calendar days prior to the Operation Date. The mechanical room shall be deemed acceptable to Supplier if constructed in accordance with the Design Plan included in Exhibit D and the Customer Connection Requirements.
Mechanical Room. Subject to receipt and review of proposed plans and specifications for any portion of Tenant's HVAC system proposed to be located in the common area mechanical room located on the ground floor of the Project (the "COMMON AREA MECHANICAL ROOM") and provided that such proposed use of the Common Area Mechanical Room does not materially interfere with the maintenance and operation of the Project, in Landlord's sole discretion, Tenant may locate certain mechanical portions of its HVAC system in such Common Area Mechanical Room; provided however that no existing machinery, equipment or duct work shall be relocated, ingress and egress to such Common Area Mechanical Room and access to the existing machinery, equipment and duct work shall not be blocked or in any way impaired, and not more than 70% of the ground floor of the Common Area Mechanical Room nor 50% of the combined ground floor and mezzanine floor of the Common Area Mechanical Room shall be used by Tenant. Landlord agrees that Tenant shall not be required to pay any additional rent as a result of any such use of the Common Area Mechanical Room for such HVAC equipment. Tenant's access to the Common Area Mechanical Room may be restricted in Landlord's reasonable discretion. Upon no less than one business day's prior notice from Tenant to Landlord, which notice may be made by telephone, facsimile or electronic mail, Tenant may have reasonable access to the Common Area Mechanical Room as may be required for the installation, maintenance and repair of such system.
Mechanical Room. Piping for fuel oil delivery to boilers will be from outside storage tanks. As the boilers are anticipated to be located on a second level of the building, pumping systems for the fuel will be required. Plumbing fixtures throughout the facility will be of the type outlined below: Water closets will be wall-mounted, water conserving, dual-flush, flush valves with a 15” rim height and 17” rim height for ADA. Urinals will be wall-mounted with electronic, water conserving (0.0125 gallons per flush) flush valves with a 24” rim height. Janitor’s closets will have a floor-mounted, manufactured, stone-type (Durastone or Terrazzo) sink with wall-mounted faucet with bucket hook, 3/4” hose thread, and anti-siphon vacuum breaker. Lavatory sinks will be wall-mounted or counter-mounted, vitreous china type with electronic actuated faucets. Faucets will have a thermostatic mixing valve set to provide 110°F hot water maximum and a 0.5 gpm aerator. Showers will be floor mounted, terrazzo or other approved manufactured stone basin. Shower valves will be pressure-balanced thermostatic mixing valves set to provide 120°F maximum at 1.5 gpm. Break room sinks will have 18-gauge stainless steel with a single bowl, 1.0 hp garbage disposal and gooseneck faucet. Drinking Fountains will be wall mounted, stainless steel, non-cooled, with bottle filter. Domestic Water: Type K hard drawn copper. 1” insulation with flame retardant jacket, PEX for domestic water piping 1” and smaller. Domestic Waste and Vent: Cast iron, no-hub DWV pipe and fittings. Water hammer arrestors will be provided at flush valve and solenoid valve assemblies before the last fixture. A floor drain with a perforated strainer and 1/4” diameter perforations will be provided for each toilet room and janitor closet. Floor sinks and floor drains will be provided in the mechanical rooms to accommodate routine maintenance and drainage of equipment. Floor drains in mechanical rooms and infrequently used areas will be provided with a mechanical trap primer and piped from the nearest cold water source. All piping is to be insulated with text and color identification. Plumbing fixtures are specified as water-saving type. Trap primers with a service valve are to be provided on all floor drains for maintenance and repair. Domestic water circulation pump shall be tied into building occupancy programming.
Mechanical Room. Inspect compressor and change oil, drain tank, check filters. • Inspect vacuum system, flush system and clean filters. • Inspect Master Water Shut-Off valve Note: If a master water shut-off valve is not present the recommendation, along with an opt-out form, will be provided. Mechanical Room. The parties acknowledge that there is a mechanical room located on the fifth (5th) floor of the Building which serves all of the Building (the “Mechanical Room”). Sublandlord will require periodic access to the Mechanical Room for the purposes of performing maintenance work and routine or other repairs; Sublandlord agrees to use reasonable efforts to coordinate and calendar any such access to the Mechanical Room with Subtenant, so as to minimize interference with Subtenant’s business operations within the Subleased Premises. Except in the case of an emergency, Sublandlord shall use reasonable efforts to provide Subtenant with one (1) business day’s notice (which may be telephonic) of such access and such access shall be during normal business hours. Sublandlord shall comply with Subtenant’s reasonable security measures and shall not unreasonably interfere with Subtenant’s use of the Subleased Premises. Prior to the Commencement Date, Sublandlord shall (a) relocate the desktop computer from the Telecom Riser Room located on the fifth (5th) floor to a location outside the fifth (5th) floor and (b) provide remote access for routine HVAC-related activities from a location outside the fifth (5th) floor. Sublandlord and its agents, employees and contractors shall not use the Mechanical Room or Telecom Riser Room located on the fifth (5th) floor for an office or for any purpose other than making adjustments to the equipment therein.
Mechanical Room. It is essential that engineers and contractors coordinate their design work with the DES for design and installation parameters and building's service entrance. The location of the mechanical room will determine how the district heating piping will be supplied to the building and serviced. The mechanical room space must be sufficient to allow for easy serviceability for routine maintenance and future heat exchanger removal. The room shall be locked to keep out unauthorized people. Personnel from the DES must be able to enter the room unassisted.
