Xxxxx Rent Sample Clauses

Xxxxx Rent. The "Gross Rent" for the Subleased Premises shall be calculated at $16.00 per rentable square foot in the Subleased Premises per year, and payable in monthly installments of $10,671.00 from August 1, 2015 through May 31, 2017. July 1, 2015 through July 31, 2015 shall be gross free to Tenant. If Subtenant extends the lease term, $15,339.00 from June 1, 2017 through May 31, 2019 . This Gross Rent constitutes the entire rental obligation of Subtenant to Sublandlord under this Sublease and Sublandlord acknowledges and agrees that Subtenant shall not be responsible for any pass through charges attributable to the Subleased Premises that Sublandlord may be responsible for under the Master Lease. Gross Rent will be paid by Subtenant in monthly installments, to arrive on or before the first day of each month. Xxxxx Rent. Sublessee agrees to pay Sublessor rental for the use of the Premises, beginning on the Commencement Date, the set gross amount of [***] per month during the term of this Sublease, (“Gross Rent”) which shall include all utilities, including but not limited to heat, air conditioning, gas, electric, sewer, water, telephone and internet, sprinkler alarm system, recycling, and rubbish removal. Gross Rent shall be payable without any prior demand therefor and without any abatement, deduction or setoff whatsoever. In consideration of the fact that Sxxxxxxxx has agreed to allow Sublessor to move out of the Subleased Premises on a staggered basis that may extend beyond the Commencement Date by several weeks, Gross Rent shall be reduced as follows for the first two months after the Commencement Date as follows: First month: 50% reduction off Gross Rent Second month: 25% reduction off Gross Rent Notwithstanding the foregoing, Sublessor shall take commercially reasonable steps to ensure that Sublessee has reasonable access, use, and quiet enjoyment of the Subleased Premise as of the Commencement Date.

  • Basic Rent The periodic rent payable for the Aircraft throughout the Basic Term pursuant to Section 3.02 of the Lease, adjusted pursuant to Article 3 of the Lease. Basic Term. The period commencing at the beginning of the day on the Delivery Date and ending at the end of the day on July 15, 2023, or such earlier date on which the Lease shall be terminated as provided therein.

  • Base Rent Lessee shall pay Base Rent and other rent or charges, as the same may be adjusted from time to time, to Lessor in lawful money of the United States, without offset or deduction, on or before the day on which it is due under the terms of this Lease. Base Rent and all other rent and charges for any period during the term hereof which is for less than one full month shall be prorated based upon the actual number of days of the month involved. Payment of Base Rent and other charges shall be made to Lessor at its address stated herein or to such other persons or at such other addresses as Lessor may from time to time designate in writing to Lessee.

  • Rent (a) Paragraph 3(b) of the Current Lease is hereby deleted and amended and restated to provide as follows: (b) For each of the lease years beginning April 1, 2011 and April 1, 2012 (the “Carryover Period”), respectively, Minimum Annual Rent shall accrue in an amount equal to the Base Rent for Adjustment Purposes, increased by one half the CPI Adjustment, but in no event shall the Minimum Annual Rent for either such year be (1) less than the Minimum Annual Rent in effect for the preceding year, nor (2) greater than $1,384,000.00 per year. For the purposes of this Section 3(b), the Base Rent for Adjustment Purposes for the lease year beginning April 1, 2011 is $1,194,350.40, being the Minimum Annual Rent in effect for the prior lease year beginning April 1, 2010. Notwithstanding the foregoing, during each year of the Carryover Period, Tenant shall be permitted to pay on account of Minimum Annual Rent the sums as provided in the schedule below (without any CPI Adjustment to such amounts in the schedule), and defer payment of the difference between Minimum Annual Rent calculated in accordance with this paragraph and Minimum Annual Rent as set forth in the schedule (hereinafter “Deferred Rent Amount”) until the expiration of the Term of the Lease as extended by this Amendment, without the occurrence of an Event of Default by Tenant, at which time Tenant’s obligation to pay the Deferred Rent Amount shall be excused. The parties agree that upon the occurrence of an Event of Default, the Deferred Rent Amount shall be included as part of the unpaid rent due and payable to Landlord. After the Carryover Period, during each remaining year of the Lease, Tenant shall be permitted to pay on account of Minimum Annual Rent the sums as provided in the schedule below (without any CPI Adjustment to such amounts in the schedule). For the purpose of this Section 3(b), the following terms shall have the meanings defined below:

  • Additional Rent Except as otherwise specifically provided in Section 7.1 of this Lease, the Basic Rent shall be net to Landlord so that this Lease shall yield, net to Landlord, the Basic Rent payable under this Lease for each year of the Term of this Lease and that all charges payable by Tenant under this Lease for Property Taxes, insurance premiums, utility charges, maintenance, repair and replacement expenses, all expenses relating to compliance with laws, and all other costs, fees, charges, expenses, reimbursements and obligations of every kind and nature whatsoever relating to the operation and use of the Premises, and/or the Expansion Land (defined below) (whether or not Tenant has exercised the Expansion Land Option) which may arise or become due during the Term or by reason of events occurring during the Term of this Lease or which relate to the performance by Tenant of all the terms, covenants, conditions and agreements to be performed, paid or observed by Tenant hereunder shall be paid or discharged by Tenant, at Tenant's sole cost and expense. Notwithstanding anything to the contrary, Tenant shall not be responsible for any property management fees or earthquake insurance premiums paid by Landlord during the Term of this Lease. Except as otherwise provided in Section 7.1 or 14.9 of this Lease, all payments of Basic Rent and Additional Rent shall be payable without previous demand therefor and without any right of setoff or deduction whatsoever. All charges payable by Tenant other than Basic Rent, however denoted, are called "Additional Rent." Unless this Lease provides otherwise, all Additional Rent shall be paid with the next installment of Basic Rent falling due. Rent for any partial month shall be prorated on the basis of the number of days within such calendar month and paid within ten (10) days of the later of (a) invoice from Landlord or (b) the Commencement Date. Basic Rent and Additional Rent are sometimes collectively referred to as "Rent" or "rent."
