Zoning Ordinance. If the zoning ordinance of the municipality in which this property is located makes it impossible for the Landlord, using diligent and timely effort, to obtain necessary permits to repair and/or build so that Tenant is able to conduct its business on the Premises, then such partial destruction shall be treated as a total destruction as described in paragraph 15(c).
