In the event Tenant shall fail to deliver to Landlord a substitute irrevocable Letter of Credit, in the amount stated above, on or before thirty (30) days prior to the next Annual Renewal Date, said failure shall be deemed a default under this Lease.
Failure to execute (1) or (2) in a timely manner will result in the collection of the Annual Renewal Fee from Customer.
