Auto Center means the 40-acre regional Signal Hill Auto Center being developed for the sale of automobiles and trucks on various parcels, including the Site, located at the corner of Cherry Avenue and Spring Street, and extending on Cherry Avenue south to at least 28th Street, and on Spring Street east and west from the 405 Freeway to Orange Avenue, and as described in the Auto Center Specific Plan. “CC&Rs” or “Declaration of Covenants, Conditions and Restrictions” shall mean that Declaration of Covenants, Conditions and Restrictions running with the land and establishing the Signal Hill Auto Dealer Association to provide for the proper maintenance of common facilities and improvements and joint marketing of the Auto Center, recorded May 4, 1990, as Instrument No. 90-829200 in the Los Angeles County Recorder’s Office, and as may be amended from time to time.
