The foregoing notwithstanding, Landlord and Tenant agree that Landlord’s post-Commencement Date obligations hereunder shall, in the event of a Deemed Commencement Date, be deemed to have commenced as of the actual date that the Commencement Date Notice is delivered to Tenant.
After the Commencement Date, Notice to the Tenant may be delivered to the Leased Premises, and is hereby deemed to have been received by the Tenant upon the date delivered whether or not the Tenant actually receives or is aware of the Notice.
Landlord and Tenant acknowledge and agree that, by virtue of Landlord’s delivery of the Commencement Date Notice to Tenant, Landlord shall be deemed to have delivered the Tenant Space to Tenant, and Tenant shall be deemed to have accepted the same.

Notwithstanding any other provision of this Sublease to the contrary, Landlord may deliver the Premises to Tenant at any time from February 1, 2001 to June 30, 2001 upon thirty (30) days notice ("Commencement Date Notice") to Tenant, provided that the Commencement Date shall be extended to such date and the Rent, as hereinafter defined, shall become payable on the Commencement Date.
