Condenser Water Charge definition

Condenser Water Charge shall be as defined in Section 5.1.1.
Condenser Water Charge is One Thousand Two Hundred Fifty Dollars ($1,250) per ton of cooling capacity, per annum. Landlord shall have the right to increase the Condenser Water Charge from time to time based on Landlord's increased costs and expenses with respect to supplying condenser water to the System.
Condenser Water Charge is currently per ton per annum and is subject to increase by Landlord from time to time. The work to install any supplemental or auxiliary HVAC equipment shall be considered to be a Specialty Alteration for all purposes under this Lease and Tenant shall comply with all terms and conditions of this Lease in connection therewith. In connection therewith, Tenant shall provide for Landlord’s prior approval plans and specifications prepared by a licensed engineer for such supplemental or auxiliary HVAC equipment, specifying the amount of condenser water requested in connection therewith.

Examples of Condenser Water Charge in a sentence

  • On January 1, 2001, and on each January 1 thereafter throughout the Term of the applicable Lease, the Condenser Water Charge will increase by two and one-half (2 1/2%) percent of the Condenser Water Charge in effect on the immediately preceding day.

  • The Condenser Water Charge shall be paid in twelve (12) equal monthly installments, on the first day of each month during the Term, as additional rent.

  • Tenant shall pay to Landlord, as Additional Rent, the Condenser Water Charge for condenser water supplied by Landlord pursuant to Section 5.1.1, the Overtime HVAC Charge for the Overtime HVAC service provided by Landlord pursuant to Section 5.1.2, and all charges for electricity supplied by Landlord to the Premises, if any (which may include electricity for ventilation and cooling, including reheat coils, fan boxes, compressors and refrigerating units serving the Premises).

  • The Annual Condenser Water Charge shall be adjusted on January 1, 2013 and on each January 1st of each subsequent year during the Term by the percentage change in the Consumer Price Index for such January over the Consumer Price Index for January, 2012.

  • The Condenser Water Charge shall be paid in twelve (12) equal monthly installments, on the first day of each month during the Term of the Existing 9th Floor Lease, as additional rent.

  • Thus, as of November 1, 2005, the aggregate condenser water capacity is one hundred forty (140) tons and the aggregate Condenser Water Charge is $158,397.15 per annum.

  • As of the date hereof, Tenant’s current Condenser Water Charge is $720 per ton per annum, which amount shall be subject to increase from time to time in a manner applied consistently to Building tenants.

  • Sub-Subtenant shall be entitled to the Supplemental Condenser Water Capacity available to Sub-Sublandlord under Section 22 of the Sublease and shall pay for the Condenser Water Charge therefor during the Sub-Sublease Term.


More Definitions of Condenser Water Charge

Condenser Water Charge means $0.36 per ton per hour as measured by the BTU Meter (the "CONDENSER WATER RATE"), subject to increase from time to time, effective on January 1, 2000 and on each January 1 thereafter (each such January 1st being hereinafter referred to as a "CPI INCREASE EFFECTIVE DATE"), by the percentage increase in the then Price Index for the average monthly Price Index for the twelve (12) month period ending with the November immediately preceding the CPI Increase Effective Date in question, above the Base Price Index (as such terms are hereinafter defined). Tenant shall not be obligated to pay any increases in the Condenser Water Rate until it has received written notice thereof (a "CPI NOTICE"). Each CPI Notice sent by Landlord, from time to time, shall be effective for each increase in the Condenser Water Rate. Tenant shall pay to Landlord, together with the next monthly installment of the Condenser Water Payment, as increased by the most recent CPI Notice, the amount of all such increases for which Tenant has not been billed retroactive to the date of the increase in the Price Index as provided in such CPI Notice. Until a CPI Notice is given to Tenant, the monthly installments of the Condenser Water Charge shall be based on the Condenser Water Rate reflected in the most recent CPI Notice.

  • Water Charges means service charges in respect of the provision of water.
