Electricity: The cost of all electric current for the operation of any machine, appliance or device used for the operation of the premises and the Building, including the cost of electric current for the elevators, lights, air conditioning and heating but not including electric current which is paid for directly to the utility by any user/tenant in the Building or for which any user/tenant pays a separate charge for electric consumption. (If and so long as Tenant is billed directly by the electric utility for its own consumption as determined by its separate meter, or if Tenant pays the Electricity Rent, then Operating Costs shall include only Building and public area electric current consumption and not any demised premises electric current consumption.   • Generator Maintenance Outage means the scheduled removal from service, in whole or in part, of a generating unit in order to perform necessary repairs on specific components of the facility, if removal of the facility meets the guidelines specified in the PJM Manuals.

  • Planned Maintenance means any Maintenance BT has planned to do in advance.

While “maintenance” includes painting and decorating and is covered under the law, it does not include work such as routine landscape maintenance or janitorial services.
