Excess water usage means wa- ter usage during a billing period which exceeds the average monthly water usage by at least 25% for a particular meter serving a customer for the same month period for the five (5) years immediately preceding the discovery of the leak. Tenant’s electricity consumption shall be deemed excessive if the electricity consumption in the Premises per square foot of rentable area (including, without limitation, electricity consumed in connection with outlets and lighting use) during any billing period exceeds the average electricity consumption per square foot of rentable area during the same period for typical, similarly situated tenants in the Building, as reasonably calculated by Landlord. Similarly, Tenant shall reimburse Landlord for any excess usage of supplemental condenser water, which excess usage shall be paid for by Tenant in the same manner and subject to similar conditions as apply to excess water usage and electricity usage pursuant to this Section 14.5.
Excess water usage means the excess of Tenant's water usage during any billing period for water services over the estimated average water usage during the same period for other tenants of the Office Complex, as computed by Landlord. Landlord agrees that normal office use of the existing improvements in the Premises and any improvements to the Premises shown on the Space Plan which utilize water, shall be considered standard water usage.
