Lease Grant definition

Lease Grant. Upon the terms, provisions and conditions hereof, Landlord hereby leases to Tenant and Tenant hereby leases from Landlord the Premises (Suites 1010, 1015, 1040, 1200 and 1300) reflected on the floor plans set forth in Exhibit A-Fifth Amendment attached hereto and incorporated herein for all purposes (the “Leased Premises”), in the office complex known as Austin Centre, consisting of a 16 story office building, containing a total of approximately 360,058 rentable square feet (the “Building”), constructed on the land described in Exhibit B-First Amendment (the “Land,” said Building and Land being collectively referred to herein as the “Austin Centre”), together with the use of the common areas of the Austin Centre, including elevator, stairwells, and parking facilities as hereinafter stated.
Lease Grant is amended to read as follows:

Examples of Lease Grant in a sentence

  • The first date as of which the District has approved this Agreement and enacted legislation approving the Project, the Ground Lease, Grant Agreement and the exemption from the Certificate of Need process.

  • In the third sentence of Section 37.A of the Lease (Grant & Exercise of Option) add "ninety five percent (95%) of" before the phrase "Fair Market Rental".

  • After the end of that period, the provisions of Clause 2 (Mineral Lease Grant) and Clause 8 (Continuation and Reversion) shall apply to the continuation of the Leased Lands and the Leased Formations not included in the reduced Spacing Unit.

  • If Ground Lease Grant funds have been used to purchase the Property, conveyance of the Property to the City free and clear of the Ground Lease, Ground Lease Deed of Trust, the memorandum of Ground Lease and any other lien, encumbrance or other exception to title that was caused by actions of the Authority, shall constitute repayment of the Ground Lease Grant.

  • If the City makes the Ground Lease Grant, but not the Development Grant, the Authority shall reconvey the Property to the City in accordance with Section 2.3 of this Agreement.

  • Lease Grant, stipulating that contract lease payment be cancelled.

  • Failure of the Authority to use the Ground Lease Grant or Development Grant funds for the purposes set forth in this Agreement.

  • Failure to comply with any of the conditions with respect to receipt or disbursement of Ground Lease Grant or Development Grant funds as set forth in this Agreement.

  • The City shall have the right to demand and receive any Ground Lease Grant funds or Development Grant funds previously disbursed but unspent or spent for purposes that are not in accordance with the terms of this Agreement.

  • Master Lease This schedule is issued pursuant to the Lease identified on page 1 of this Schedule. All of the terms and conditions of the Lease are incorporated in and made a part of this Schedule as if they were expressly set forth in this Schedule. The parties hereby reaffirm all of the terms and conditions of the Lease (including, without limitation, the representations and warranties set forth in Section 8) except as modified herein by this Schedule.   • Sublease means a lease of goods the right to possession and use of which was acquired by the lessor as a lessee under an existing lease.

  • Ground Lease means a lease creating a leasehold estate in real property where the fee owner as the ground lessor conveys for a term or terms of years its entire interest in the land and buildings and other improvements, if any, comprising the premises demised under such lease to the ground lessee (who may, in certain circumstances, own the building and improvements on the land), subject to the reversionary interest of the ground lessor as fee owner. With respect to any Mortgage Loan where the Mortgage Loan is secured by a Ground Leasehold estate in whole or in part, and the related Mortgage does not also encumber the related lessor’s fee interest in such Mortgaged Property, based upon the terms of the Ground Lease and any estoppel or other agreement received from the ground lessor in favor of Mortgage Loan Seller, its successors and assigns (collectively, the “Ground Lease and Related Documents”), Mortgage Loan Seller represents and warrants that:

  • Sublease Agreement means that certain Sublease Agreement, dated as of May 1, 2021 by and between the Company and the Agency.

  • Master Lease Agreement has the meaning set forth in Section 7.2(c)(xiv).
