Long Lead Work means any item which is not a stock item and must be specially manufactured, fabricated or installed or is of such an unusual, delicate or fragile nature that there is a substantial risk that (i) there will be a delay in its manufacture, fabrication, delivery or installation, or (ii) after delivery of such item will need to be reshipped or redelivered or repaired so that, in Landlord’s reasonable judgment, the item in question cannot be completed when the standard items are completed even though the items of Long Lead Work in question are (1) ordered together with the other items required and (2) installed or performed (after the manufacture or fabrication thereof) in order and sequence that such Long Lead Work and other items are normally installed or performed in accordance with good construction practice. In addition, Long Lead Work shall include any standard item, which in accordance with good construction practice should be completed after the completion of any item of work in the nature of the items described in the immediately preceding sentence.

In addition, “Long Lead Work” shall include any standard item that in accordance with good construction practice should be completed after the completion of any item of work in the nature of the items described in the immediately preceding sentence.

Examples of Long Lead Work in a sentence

  • Upon the substantial completion of such repairs (excluding Long Lead Work), Landlord shall diligently prosecute to completion any items of Long Lead Work remaining to be completed.

  • Landlord shall endeavor to complete all Punch List items within thirty (30) days following receipt of the Punch List (subject to items of Long Lead Work).

  • If the parties cannot agree upon a fixed 7th Floor Substantial Completion Date, as applicable, then Landlord shall have the right to decline to perform such Long Lead Work, and Tenant shall be responsible for the performance thereof (subject to the terms of this Lease) after the completion of Landlord’s 7th Floor Work and any other (non-objected to by Landlord) Additional 7th Floor Work.

  • If, in Landlord’s commercially reasonable judgment, any items of Landlord’s 7th Floor Work or any Additional 7th Floor Work shall involve Long Lead Work, or will otherwise delay completion of Landlord’s 7th Floor Work, then Landlord may require Tenant to agree on a fixed 7th Floor Substantial Completion Date (allowing a reasonable time for the performance of Landlord’s 7th Floor Work, as applicable, in absence of the necessity of performing the Long Lead Work).

  • If the parties cannot agree upon a fixed Commencement Date or Additional Premises Commencement Date, as applicable, then Landlord shall have the right to decline to perform such Long Lead Work, and Tenant shall be responsible for the performance thereof (subject to the terms of this Lease) after the completion of Landlord’s Work or Landlord’s Additional Premises Work, as applicable, and any other (non-objected to by Landlord) Additional Work.


More Definitions of Long Lead Work

Long Lead Work means any item which is not a stock item and must be specially manufactured, fabricated or installed, or is not part of a customary office installation (such as kitchen equipment) to the extent that such installation is reasonably anticipated to cause an actual delay in the substantial completion of Landlord’s Work, Landlord’s Additional Premises Work, and/ or Landlord’s 7th Floor Work or is of such an unusual, delicate or fragile nature that there is a substantial risk that (i) there will be a delay in its manufacture, fabrication, delivery or installation, or (ii) after delivery, such item will need to be reshipped or redelivered or repaired, so that in Landlord’s reasonable judgment, such item will delay the substantial completion of Landlord’s Work, Landlord’s Additional Premises Work or Landlord’s 7th Floor Work. as applicable, beyond the date on which Landlord’s Work, Landlord’s Additional Premises Work or Landlord’s 7th Floor Work, as applicable, would have otherwise been substantially completed. In addition, Long Lead Work shall include any item which in accordance with good construction practice should be completed after the completion of any item of work in the nature of the items described in the immediately preceding sentence.”
Long Lead Work shall have the meaning given to such term in Section 15.2.

Landlord shall provide Tenant with notice promptly after it discovers an item is an item of Long Lead Work. Notwithstanding the foregoing, no item of Landlord Premises Work shall be deemed Long Lead Work unless it is expected to delay the Substantial Completion, it was the actual cause of the delay to the Substantial Completion of Landlord’s Premises Work, and Landlord shall have notified Tenant that such item of Landlord’s Premises constitutes an item of Long Lead Work promptly after Landlord is notified of same.
