Initial Rent means [ ] (£[ ]) STERLING yearly (exclusive of any VAT);
Rent means “eligible rent” to which regulation 12 of the Housing Benefit (Persons who have attained the qualifying age for state pension credit) Regulations 2006 refer, less any deductions in respect of non-dependants which fall to be made under paragraph 30 (non-dependant deductions);
Current Rent means, in respect of each of the tenancies subject to which the lot is sold, the instalment of rent and other sums payable by the tenant in advance on the most recent rent payment date on or within four months preceding completion.
Base Rent Period Annual Rate Per Square Foot Monthly Base Rent
Public premises means any hotel, restaurant, tavern, store, arena, hall, or other place of public accommodation, business, amusement, or resort.
Rental means the Supplier’s charging rate for the hire of the Hire Goods which is current from time to time during the Hire Period;
Room Rent Means the amount charged by a hospital for the occupancy of a bed on per day (24 hours) basis and shall include associated medical expenses.
Grave space means a space of ground in a cemetery that is used or intended to be used for an in-ground burial.
Basic Rent means Basic Rent as defined in Paragraph 6.
Demised Premises or “Premises” (and whether or not capitalized) is used herein, it shall be understood to mean the “premises leased hereby”; and whenever the term “Entire Premises” is used herein (and whether or not capitalized), it shall be understood to mean all of the contiguous land and buildings owned by Landlord at this location, which include the premises leased hereby. The term “Non-leased Premises” shall mean the Entire Premises less the Leased Premises.
Leased Premises means the Leased Premises as defined in Paragraph 1.
Fixed Rent shall have the meaning set forth in Section 1.1 hereof.
The Building means any building of which the Property forms part.
Outside Areas means all areas within the Property which are located outside the buildings, such as pedestrian walkways, parking areas, landscaped areas, open areas and enclosed trash disposal areas.
business premises means premises on which a business is conducted, premises rented in whole or in part to others, or held for rental.

Base Rental means the amount of rent due to Landlord per square foot for the first year of the Term. Base Rental for the first year of Term shall be $24 per square foot for the building and $7.50 per square foot for the drive thru at the Premises. Open space means undeveloped land, a naturally landscaped area, or a formal or man-made landscaped area that provides a connective link or a buffer between other resources.
Subleased Premises means all that portion of the Leased Premises referred to as airport lot as outlined on the site diagram attached as Schedule "A" to this Sublease; and
Garage shall have the meaning ascribed to it in Recital H;
Parking Space The County shall attempt to provide adequate free parking facilities for employees within a reasonable distance of their work locations.
Monthly Rent means the monthly installment of Minimum Annual Rent plus the monthly installment of estimated Annual Operating Expenses payable by Tenant under this Lease.
Work area means a room or defined space in a workplace where hazardous chemicals are produced or used, and where employees are present.
Unoccupied means the dwelling is not being inhabited as a residence.
Minimum Rent means the sum of Thirty-Three Million, Six Hundred Seventy-Nine Thousand, Seven Hundred Sixteen and 55/100 Dollars ($33,679,716.55) per annum.
Additional Rent means all amounts payable by the Tenant under this Lease except Base Rent, whether or not specifically designated as Additional Rent elsewhere in this Lease;
