Additional Rent; Rent. In addition to paying the Basic Monthly --------------------- Rent pursuant to Paragraphs 2.6 and 7 above, Tenant shall pay as additional rent Tenant's Share of the annual Direct Expenses (as defined below) that are in excess of the amount of Direct Expenses applicable to the Base Year (as defined below). That additional rent, together with other amounts of any kind (other than Basic Monthly Rent ) payable by Tenant to Landlord under the terms of this Lease, shall be collectively referred to in this Lease as "Additional Rent." Basic Monthly Rent and Additional Rent are collectively referred to in this Lease as "Rent." Without limitation on other obligations of Tenant that survive the expiration of the Lease Term, Tenant's obligations to pay the Additional Rent provided for in this Paragraph will survive the expiration of the Lease Term.

Additional Rent; Rent. All sums payable by Tenant under this Lease, other than Basic Rent, shall be deemed “Additional Rent,” and, unless otherwise set forth herein, shall be payable in the same manner as set forth above for Basic Rent. Basic Rent and Additional Rent shall jointly be referred to as “Rent”.

Additional Rent; Rent. All amounts and sums which Tenant is obligated to pay or reimburse to Landlord pursuant to this Lease (other than Due Diligence Period Rent, Planning and Construction Period Rent and Annual Base Rent) shall be collectively referred to herein as “Additional Rent.” All Additional Rent shall be due and payable within ten (10) days after Landlord’s demand therefor. Additional Rent for any partial month at the beginning and the end of the Primary Term shall be prorated on a daily basis. All amounts of Due Diligence Period Rent, Planning and Construction Period Rent, Annual Base Rent and Additional Rent payable in a given month (collectively, “Rent”) shall be deemed to comprise a single rental obligation of Tenant to Landlord.
Additional Rent; Rent. All sums payable by Tenant under this Lease, other than Basic Rent, shall be deemed “Additional Rent,” and, unless otherwise set forth herein, shall be payable in the same manner as set forth above for Basic Rent. Basic Rent and Additional Rent shall jointly be referred to as “Rent” within the meaning of California Civil Code Section 1951(a), the nonpayment of which, after the expiration of applicable notice and cure periods, shall entitle Landlord to exercise all rights and remedies provided in Article XX or by law. It is intended that the Rent provided for in this Lease shall be an absolutely net return to Landlord for the Term of this Lease and any renewals or extensions thereof, free of any and all expenses or charges with respect to the Premises except for the exclusions set forth in Section 6.2 and for those obligations of Landlord expressly set forth herein.

Additional Rent; Rent. In addition to paying the Base Rent specified in Part II, Article 4, Tenant shall pay as “Additional Rent”, (a) in connection with the Corporate Office Space only, Tenant’s Share (as hereinafter defined) of the annual Operating Expenses (as hereinafter defined) as to the Corporate Office Building that are in excess of the amount of Operating Expenses incurred during the Base Year (as hereinafter defined) for the Corporate Office Building; provided, however, that in no event shall Tenant’s Share of Operating Expenses payable for any “Expense Year” (as defined below) increase by more than four percent (4%) of the amount paid by Tenant in respect of the previous Expense Year, and (b) in connection with the Production Office Space and Stages, the cost of the “Additional Services” (as hereinafter defined) used or consumed by Tenant. Without limitation on other obligations of Tenant that survive the expiration of the Lease Term, Tenant’s obligations to pay the Additional Rent provided for in this Lease shall survive the expiration of the Lease Term.
