Advances by the City. If Manager fails to pay when due any amount which Manager is obligated to pay as provided in this Agreement following five (5) business days after written notice and opportunity to cure from City, the City, may (but will be under no obligation to) make the payment. Advances by the City. In the event that the Lender or its sublessee or assignee shall fail to make any payments required by, or perform any of its obligations under Sections 6.6, 6.7 or 6.8 hereof, the City may (but shall be under no obligation to) make such payments or perform any of such obligations; and any payments so made or costs or expenses so incurred by the City, together with interest thereon at the Applicable Rate per annum, shall be reimbursed to the City by any sublessee or assignee, or by the Lender from any proceeds of subleasing of the Leased Property or any portion thereof or sale or assignment of its interest in this Site Lease. Notwithstanding any other provision of this Site Lease, any obligations of the Lender to make payments pursuant to Sections 6.6, 6.7 or 6.8 hereof shall be limited to any proceeds of subleasing of the Leased Property or any portion thereof or sale or assignment of its leasehold interest in this Site Lease.
Advances by the City. If the Lessee should fail to do anything required to be done under the terms and conditions of this Agreement, except for the payment of rents, fees, or charges, the City may, at its sole option and after giving written notice to the Lessee, perform such act on behalf of the Lessee. Upon notification to the Lessee of the cost thereof by the City, the Lessee shall pay the City the amount due, including fees and service charges as additional rent within 30 days of the Lessee’s receipt of notification, unless agreed to otherwise by the City. Failure to promptly pay the City the amount due within the time period prescribed in the City’s notice will subject this Agreement to termination under Subarticle 21(c).
Advances by the City. If the Developer shall fail to do or cause to be done any act or pay any insurance premiums, taxes, assessments, charges or insurance premiums regarding the Site or the Project required by this Agreement, the City may (but shall be under no obligation to), after expiration of applicable notice and cure periods, do any such act or pay any such taxes, assessments, charges or insurance premiums required by this Agreement, and all amounts so advanced therefor by the City shall become an additional obligation of the Developer to the City, which amounts may be collected by the City or deducted by the City from any amounts owed by the City to the Developer for any reason.

Advances by the City. A decrease in an amount equal to the sum of all costs advanced by the City for the payment of mortgages, taxes, assessments, insurance premiums, homeowner's association fees and/or associated late fees, costs, penalties, interest, attorneys’ fees, pest inspections, resale inspections, fixing violations of applicable building, plumbing, electric, fire, or other codes, and other expenses related to the Property, which Owner has failed to pay or has permitted to become delinquent.
