Billing for Electricity. Tenant shall pay (as hereinafter described) for the use of all electrical service to the Premises. Tenant shall be billed directly by such utility company and Tenant agrees to pay each bill xxxmptly in accordance with its terms, and upon default in making any such payment which continues for more than ten (10) days after written notice to Tenant, Landlord may pay such charges and collect the same from Tenant. In the event for any reason Tenant cannot be billed directly, Landlord shall forward each bill xxxeived with respect to the Building to Tenant, which Tenant shall pay within thirty (30) days of receiving each such bill xxxess the terms of the each such bill xxxcify otherwise.
Billing for Electricity. To the extent that the Premises are separately metered for utilities, Tenant shall pay (as hereinafter described) for the use of all electrical service to the Premises. Tenant shall be billed directly by such utility company and Tenant agrees to pay each xxxx promptly in accordance with its terms, and upon default in making any such payment, Landlord may pay such charges and collect the same from Tenant only after Tenant's failure to pay such charges before they become delinquent. In the event for any reason Tenant cannot be billed directly, Landlord shall forward each xxxx received with respect to the Building to Tenant of which Tenant shall pay its proportionate share (as reasonably determined by Landlord based upon either square footage or level of use) promptly and in accordance with its terms. If the Premises are not separately metered for any reason, Tenant shall pay Landlord as further additional rent, in monthly installments at the time prescribed for monthly installments of Basic Rent, a pro rata share of the cost of electricity for the Premises as estimated by Landlord from time to time in Landlord's reasonable discretion. As of the Commencement Date, the cost of electricity estimated by Landlord shall be at the rate of $1.25 per rentable square foot of the Premises per annum. Either party may require the purchase and installation of a meter and/or sub-meter, at its sole cost and expense, for the purpose of metering and/or sub-metering Tenant's consumption of electricity. Tenant shall keep such meter and/or sub-meter serving the Premises and their related installation equipment in good working order and repair.
Billing for Electricity. Landlord shall submeter Tenant’s use of all electrical service to the Premises (other than the electrical service necessary for Landlord to fulfill its obligation to provide heating and air conditioning as provided in Paragraph 8A(i) hereof) or shall determine such usage through an intellimeter or similar device. Tenant shall pay Landlord as further Additional Rent, in monthly installments at the time prescribed for monthly installments, the cost of such electrical usage. Tenant’s obligation for electricity usage by Tenant during the Term shall survive the termination of this Lease and/or Tenant’s right to occupancy of all or any part of the Premises.
Billing for Electricity. Tenant shall pay for the use of all ------------------------ electrical service to the Premises. Provided that Landlord can make satisfactory arrangements with the utility company supplying electricity to the Premises for separate metering and billing, Tenant shall be billed directly by such utility company. In the event that for any reason the Premises are metered, but Tenant cannot be billed directly, Landlord shall forward each xxxx received by it with respect to the Premises to Tenant and Tenant shall pay it promptly in accordance with its terms. Landlord has advised Tenant that presently Commonwealth Edison (the "Electric Service Provider") provides electricity service to the Building. Notwithstanding the foregoing, if permitted by law, Landlord shall have the right at any time and from time to time during the Term of this Lease to either contract for electricity service from a different company or companies providing electricity service (each such company, an "Alternate Service Provider") or continue to contract for electricity service from the Electric Service Provider; provided, however, that all Alternate Service Providers selected by Landlord shall provide electricity service to the Building and Premises at a level which is identical or better than the electricity service provided by the Electric Service Provider and such new electricity service will not increase Tenant's electricity costs.
Billing for Electricity. Tenant shall pay for the use of all electrical service to the Premises (other than the electrical service necessary for Landlord to fulfill its obligation to provide heating and air conditioning as provided in Paragraph 7A(i) hereof). Provided that Landlord can make arrangements satisfactory to Landlord and Tenant with the utility company supplying electricity to the Premises, Tenant shall be billed directly by such utility and Tenant agrees to pay each bill promptly in accordance with its terms.
Billing for Electricity. The Premises shall be separately metered, and Tenant shall pay for the use of all electrical service to the Premises (other than the electrical service necessary for Landlord to fulfill its obligation to provide heating and air conditioning as provided in Subparagraph 6A(i) hereof). Tenant shall make satisfactory arrangements with the utility company supplying electricity to the Premises for separate billing. Tenant shall be billed directly by such utility company and Tenant agrees to pay each xxxx promptly in accordance with its terms. In the event that for any reason Tenant cannot be billed directly, Landlord shall forward each xxxx received by it with respect to the Premises to Tenant and Tenant shall pay it promptly in accordance with its terms.
Billing for Electricity. (i) Tenant shall pay for the use of all electrical service to the Premises (other than the electrical service necessary for Landlord to fulfill its obligation to provide heating and air conditioning as provided in Paragraph 8.A. hereof) directly to the utility company furnishing such service provided that Landlord can make satisfactory arrangements with the utility company supplying the electricity to the Premises for separate metering and billing. Tenant shall be billed directly by such utility company and Tenant agrees to pay each bill xxxmptly in accordance with its terms. In the event that for any reason Tenant cannot be billed directly Landlord shall forward each bill xxxeived by it with respect to the Premises to Tenant and Tenant shall pay it promptly in accordance with its terms.
(ii) If the Premises cannot be separately metered for any reason, Tenant shall pay Landlord as Additional Rent, in monthly installments at the time prescribed for monthly installments of Rent, an annual amount, as estimated by Landlord from time to time, which Tenant would pay for such electricity if the same were separately metered to the Premises by the local electric utility company and billed to Tenant at such utility company's then current rates.
Billing for Electricity. Tenant shall pay for electric service provided to the Premises. Landlord reserves the right in its sole and absolute discretion to select the providers of electric, gas, water and sewer services that supply such services to the Property and the Premises, except that Landlord shall not select an electric service provided other than Ocala Electric or its successors without the prior consent of Tenant. Landlord also reserves the right to change any of said utility service providers as often as reasonably necessary, subject to the limitation in the preceding sentence. Tenant shall connect to and use the utilities, facilities and/or services supplied to or the Premises by Landlord any company or service provider that the Landlord selects (as the same may change from time to time in Landlord’s discretion). As a part of the Landlord’s Work, Landlord shall install in the Premises or elsewhere a sub-meter to measure the electricity used by Tenant; and Tenant shall pay to Landlord for such use within ten (10) days after submission of each xxxx by Landlord therefor, in accordance with such rates as Landlord is charged by the local electric utility company.
Billing for Electricity. If none is currently installed, Tenant shall install, at its sole cost and expense, a separate meter for electricity in the Premises. Tenant shall pay (as hereinafter described) for the use of all electrical service to the Premises. Tenant shall be billed directly by such utility company and Xxxxxx agrees to pay each bill promptly in accordance with its terms, and upon default in making any such payment, Landlord may pay such charges and collect the same from Tenant. In the event for any reason Tenant cannot be billed directly, Landlord shall forward each bill received with respect to the Building to Tenant of which Tenant shall pay its proportionate share (as reasonably determined by Landlord based upon either square footage or level of use) promptly and in accordance with its terms.
