Building Exteriors. Landlord shall, at Landlord's sole cost and expense, maintain and repair all roofs (including surfaces) and all exterior walls of the Premises, regardless of cost.
Building Exteriors. Objects are not allowed to be attached, displayed, draped, hung, or placed outside of residential buildings and apartments. Items may not be placed on windowsills or affixed to railings or balconies. See resident manual for specific guidelines. SAMPLE
Building Exteriors. The Developer will replace a significant portion of the roof and make improvements to other areas of the roof. New facades will be constructed for both buildings, creating a more appropriate location for signage, while maintaining the convenience and protection of the wide overhang. The storefront will be completely replaced, as will the sidewalk along the storefront area. The exterior will be repainted, and exterior building lighting will be upgraded.
Building Exteriors. Every residential structure will meet the following requirements:
a. All doors that are visible from the street in front of the Lot must be under a porch.
b. All wall finishes, accents and special finishes must wrap around a minimum of 2 feet from front of house.
c. Each structure (other than detached garages) will have at least two massings, other than porches, that are recessed or protrude at least two (2) feet from the main facade of the structure.
d. Any roof or wall mounted mechanical equipment may not be visible from the street and must be painted the color of the roof or wall where it is mounted.
e. All structures will have flat roofs or clay/concrete tile roofs. All clay or concrete roof tiles must be neutral colors.
f. All visible flashing/sheet metal and vents must be painted to match the adjacent roof, accent or primary color.
g. Any antennas, solar panels or similar equipment may not be visible from the street. Small (less than 2 feet in diameter) satellite dishes may be visible from the street, but must be placed on the farthest point from the street allowing proper exposure for reception.
h. Each structure may utilize only one color as its primary paint color and accent colors may not exceed more than thirty percent (30%) of painted surface of the structure.
i. No structure may be painted with any color that has not been approved by the Architectural Review Committee. The following colors will be automatically approved by the Architectural Review Committee:

(i) All wrought iron must be painted black, dark brown or rust brown.
Building Exteriors. 1. Exterior walkways cleaned as needed. This will vary with the time of year, but will always be kept clean.
2. Exterior windows cleaned once a year. They are rinsed down 2-3 times per year to get heavy dirt, cobwebs, etc.
3. Once a week, the custodial staff will pick up debris from the exterior of the building that might have been missed by the grounds crew.
Building Exteriors. The front of a home or living structure must have a three foot in height wainscot of brick or rock.
