Landlord Responsibilities. Landlord shall make structural repairs to the Leased Premises necessary for safety and tenantability, and shall maintain and repair all Building equipment serving the Leased Premises and all exterior plate glass in the Leased Premises, and the cost of all such repairs or maintenance shall be included in Basic Operating Expenses. Tenant waives the right to make repairs at Landlord's expense under any law, statute or ordinance now or hereafter in effect. Landlord reserves the right at any time and from time to time, as often as Landlord deems desirable, without the same constituting an actual or constructive eviction and without incurring any liability to Tenant or otherwise affecting Tenant's obligations under this Lease, to make changes, alterations, additions, improvements, repairs, relocations or replacements in or to the Building and the fixtures and equipment thereof. Landlord reserves the right from time to time to install, use, maintain, repair and replace pipes, ducts, conduits, wires and appurtenant meters and equipment for service to other parts of the Building, above the ceiling surfaces, below the floor surfaces, within the walls and in the central core areas, and to relocate any pipes, ducts, conduits wires and appurtenant meters and equipment included in the Leased Premises which are located in the Leased Premises or located elsewhere outside the Leased Premises. Landlord shall use reasonable efforts not to disturb Tenant's business operations when making repairs to the Leased Premises or the Building. Nothing contained herein shall be deemed to relieve Tenant of any duty, obligation or liability with respect to making any repair, replacement or improvement or complying with any law, order or requirement of any government or other authority and nothing contained herein shall be deemed or construed to impose upon Landlord any obligation, responsibility or liability whatsoever, for the care, supervision or repair of the Building, or any part thereof, other than as expressly provided in this Lease.
Landlord Responsibilities. Landlord will keep the premises in a fit and habitable condition in compliance with applicable state, county, and municipal laws and regulations. Landlord will provide services, including, but not limited to, (i) physical facilities, including appliances, in standard repair; (ii) effective water and weather protection; (iii) plumbing conforming to applicable code and maintained in good working order; (iv) adequate heating; (v) an electrical system conforming to applicable code and maintained in good working order; (vi) adequate receptacles for the removal of garbage (except for East Campus houses); (vii) an approved and adequate water supply system capable of supplying hot and cold water; and (viii) working locks for all outside doors and keys for Tenant. However, the University is not responsible for any damages or losses incurred due to the loss or reduction of Services due to circumstances beyond University Housing’s control, including, but not limited to natural disaster, strike, lockout of public employees or suppliers' employees, and on- or off-campus utility interruptions. University Housing is not responsible for, and will not allow cancellation of this Lease or reduced fees for, construction noise or disruptions associated with construction, maintenance, and service vehicles within or adjacent to University Housing facilities.
Landlord Responsibilities. DOE currently owns, leases, and administers the facilities and activities of ORNL and provides for its management and operation by private contractors. Under this MOU, DOE intends to continue its landlord role and responsibilities. The Center will be subject to laws, regulations, orders, and directives applicable to DOE facilities and activities and to DOE contractors.

Landlord Responsibilities. Landlord shall be responsible, at its sole cost and expense, for all required repairs and replacements of the exterior bearing walls and foundation of the Building, provided that any damage to the foregoing is not caused by the negligence or willful misconduct of Tenant or any of Tenant’s Parties.

Landlord Responsibilities. Landlord shall comply with all Applicable Laws relating to the Base Building, provided that compliance with such Applicable Laws is not the responsibility of Tenant under this Lease, and provided further that Landlord’s failure to comply therewith would prohibit Tenant from obtaining or maintaining a certificate of occupancy for the Premises, or would unreasonably and materially affect the safety of Tenant’s employees or create a significant health hazard for Tenant’s employees. Landlord shall be permitted to include in Operating Expenses any costs or expenses incurred by Landlord under this Article 24.
Landlord Responsibilities. The Landlord is responsible to undertake the following: (a) engage a surveyor to prepare the Subdivision Plan; (b) finalise the Subdivision Plan in consultation with the Tenant; (c) obtain a Subdivision Certificate for the Subdivision Plan; and (d) submit the Subdivision Plan to be registered as a Deposited Plan by the Registrar General.

The failure of the LANDLORD or PROPERTY MANAGER to insist in any one or more instances, upon a strict compliance of any of the obligations, covenants and agreements herein contained or the failure of the LANDLORD or PROPERTY MANAGER in any one or more instances to exercise any option, privilege or right herein contained shall in no way be construed to constitute a waiver or relinquishment or release of such obligation, covenant or agreement, and no forbearance by the LANDLORD or PROPERTY MANAGER of any default hereunder shall in any manner be construed as constituting a waiver of such default by the LANDLORD or PROPERTY MANAGER. D. The LANDLORD or PROPERTY MANAGER will provide to the TENANT a copy of all local covenants, rules, and regulations applicable to the premises (electronic or hardcopy). E. The LANDLORD or PROPERTY MANAGER will be responsible for the following items: Major plumbing and leak problems, fire suppression system (if included), dishwasher, refrigerator, range/oven, and water heater, gutter cleaning, mulch replacement, heating/ cooling unit (TENANTS are responsible for changing the air filters at least quarterly; if the air filter is dirty at the time of service, TENANTS will be responsible for all repairs). Heat, electricity, and water will be repaired on an emergency basis. A/C repair is not an emergency! If included, washers and dryers will be repaired/replaced by LANDLORD, as long as there is no indication of tenant negligence.
