Construction Manager’s Role Generally. Construction Manager shall fully, properly, and timely, perform all services and Work, as required by the Contract Documents, to furnish Owner with a first-class, complete, fully-functional Project, capable of being used for its intended purpose. Throughout the Project, Construction Manager shall coordinate and manage the building process as an independent contractor, continuously monitor the schedules and budgets pertaining to the Work, and recommend adjustments to the Project as necessary to ensure completion of the Project in the most expeditious and efficient manner possible. During the Project’s construction phase, Construction Manager shall be the Project’s general contractor.‌
