Demise and Description of Property a. Lessor leases to Lessee and Lessee leases from Lessor, the "Premises" (defined below), being a subpart of Lessor's total leased Facility space, for the term and subject to the conditions and covenants hereinafter set forth and to all encumbrances, restrictions, zoning laws, regulations or statutes affecting the Building, Facility or Premises.

Lessor hereby leases to Lessee, and Lessee hereby leases from Lessor, for the term and subject to the conditions and covenants hereinafter set forth, the property located in Gwinnett County, Georgia described as follows: approximately 10,000 square feet of office space that is shown on Exhibit A and that is located within the Building at 0000 Xxxxxxxxxxx, Xxxxxxxx, Xxxxxxx 00000 (the "Leased Premises"). Lessee will quietly have and enjoy the Leased Premises during the term of this Agreement.

Landlord does hereby lease to Tenant, and Tenant hereby leases from Landlord, on and subject to the terms, conditions, and covenants hereinafter set forth, a portion of the property designated in red on exhibit “A-1” (Second Floor), “A-2” (First Floor), “A-3” (Ground Floor) and “A-4” (Second Floor), hereto and hereinafter referred to as the “Premises”, located in Los Angeles County, California, commonly known as The Walnut Plaza and more specifically described as follows: 000 Xxxxx Xxxxxxx Xxxxxx, Xxxxxxxx, XX 00000, Suites X-0, X-0, X-0 and A-4. The Rentable Square Feet (“RSF”) allocated to Tenant is 29,980, broken down as follows: 24,226 on the Second Floor; 4,734 on the First Floor; and 1,021 on the Ground Floor. This provision concerning rentable square footage is an agreement between the Parties and not a representation or warranty. Tenant shall be entitled to utilize the areas of the Second Floor designated on exhibit “A-1” as lobby and common hallway in conjunction with other tenants of the Building and subject to Rules, Regulations and Procedures established by the Landlord. Tenant’s proportionate share of the rent for said shared space is included in the Base Rent established in Paragraph 3(A) below, and Tenant’s proportionate share of the Rentable Square Feet for said space has been included in the RSF set forth above in this Paragraph 1. The portion of the Premises comprised of 2,374 RSF and designated on Exhibit A-4 shall be available for occupancy by Tenant on April 1, 2004.”

The Rentable Square Feet (“RSF”) allocated to Tenant is 31,959, broken down as follows: 24,226 on the Second Floor; 6,712 on the First Floor; and 1,021 on the Ground Floor. This provision concerning rentable square footage is an agreement between the Parties and not a representation or warranty. Tenant shall be entitled to utilize the areas of the Second Floor designated on exhibit “A-1” as lobby and common hallway in conjunction with other tenants of the Building and subject to Rules, Regulations and Procedures established by the Landlord. Demise and Description of Property. Tenant hereby subleases to Subtenant 6,902 square feet of area (the “Subleased Premises”). The Subleased Premises constitute a portion of the Leased Premises further described in the Lease.”

Lessor leases to Lessee, and ---------------------------------- Lessee leases from Lessor, the space hereinafter referred to as the "Premises," being a part of Lessor's larger space, hereinafter referred to as the "Facility," the Building, for the term and subject to the conditions and covenants hereinafter set forth, and all encumbrances, restrictions, zoning laws and governmental or other regulations or statutes affecting the Building, the Facility, or Premises and being more particularly described as follows: The Premises being office space number(s) 1534, having a maximum occupancy capacity of 1 (one) person(s). Lessor hereby grants Lessee the privilege to use in common with other lessees and parties that Lessor may designate, certain office amenities located in the Facility. The amenities are more particularly described in attached Schedule "A."
Demise and Description of Property. Sub-Sublessor hereby subleases ----------------------------------- to Sub-Sublessee, and Sublessee hereby hires from Sub-Sublessor, on and subject to the terms, conditions, and covenants hereinafter set forth, the property described above; hereinafter referred to as the "Subleased Premises", located at 0000 Xxx Xxxxxx, XX, Xxxxx 000, Xxxxxxxxxx, X.X. as further described in the Master Sub-Sublease attached hereto.
Demise and Description of Property. Tenant hereby subleases to Subtenant a portion of the Building consisting of the server room (the “Subleased Premises”) as shown on the floor plan attached hereto as Exhibit B and incorporated herein by reference. The Subleased Premises constitute a portion of the Leased Premises further described in the Lease. Subtenant shall further have the right, during the term of this Sublease, to use such portions of the Leased Premises as are necessary for ingress and egress to and from the Subleased Premises.
