Expansion of the Premises. (a) Tenant desires to expand the Existing Premises to include an additional approximately 16,339 rentable square feet commonly known as Suite 140 located in the first (1st) floor of the Building, all as further shown on Exhibit A attached hereto and incorporated herein by reference (the “Expansion Premises”). For avoidance of ambiguity, Section 1.2 of the Existing Lease shall also apply to the measurement of the Expansion Premises. Effective as of the Expansion Premises Rent Commencement Date (as defined in Section 2(b) below), the Existing Premises shall be expanded by adding the Expansion Premises and the term “Premises” under the Lease shall be redefined to be that area shown on Exhibit A as the Existing Premises plus the Expansion Premises, totaling approximately 33,635 rentable square feet of space (the “Revised Premises”). (b) The Expansion Premises shall be added to the Lease on the “Expansion Premises Rent Commencement Date” which shall be defined as the earlier of: (i) delivery of the certificate of occupancy for the Expansion Premises; or (ii) July 1, 2020. Notwithstanding the foregoing, Landlord shall allow limited beneficial occupancy of up to ten (10) Tenant employees in that area of the Expansion Premises as shown on Exhibit D (“Limited Occupancy Space”). Tenant shall ensure that such limited beneficial occupancy falls under an existing certificate of occupancy and complies with any and all occupancy laws and applicable regulations.

Expansion of the Premises. That certain space located on the ground floor of the Building consisting of approximately 579 rentable square feet, as outlined on the floor plan attached hereto as Exhibit A and made a part hereof, is referred to herein as the "Expansion Space." Tenant shall lease the Expansion Space effective as of March 1, 2004 (the "Expansion Commencement Date"). Accordingly, effective upon the Expansion Commencement Date, the Existing Premises shall be increased to include the Expansion Space. Such addition of the Expansion Space to the Existing Premises shall, effective as of the Expansion Commencement Date, increase the number of rentable square feet leased by Tenant in the Building to a total of 43,956 rentable square feet, subject to verification pursuant to Section 3 below. Effective as of the Expansion Commencement Date, all references in the Lease to the "Premises" shall mean and refer to the Existing Premises as expanded by the Expansion Space. The period from the Expansion Commencement Date through the Expiration Date is referred to herein as the "Expansion Term".
Expansion of the Premises. As of the Effective Date, Exhibit A to the First Amendment is hereby deleted in its entirety and replaced with Exhibit A attached hereto, and Section 2(a) of the First Amendment is hereby deleted in its entirety and replaced with the following: (a) Tenant desires to expand the Existing Premises to include an additional approximately 16,532 rentable square feet commonly known as Suite 140 along with an adjoining mailroom located on the first (1st) floor of the Building, all as further shown on Exhibit A attached hereto and incorporated herein by reference (the “Expansion Premises”). For avoidance of ambiguity, Section 1.2 of the Existing Lease shall also apply to the measurement of the Expansion Premises. Effective as of the Expansion Premises Rent Commencement Date (as defined in Section 2(b) of the First Amendment), the Existing Premises shall be expanded by adding the Expansion Premises and the term “Premises” under the Lease shall be redefined to be approximately 33,828 rentable square feet of space (the “Revised Premises”).
Expansion of the Premises. 2.1 As of January 1, 2016 (the "Expansion Effective Date"), Tenant shall lease from Landlord and Landlord shall lease to Tenant the Garage. The Garage is outlined in the diagram attached as Exhibit G-1 hereto. Consequently, as of the Expansion Effective Date, (a) the "Premises" as defined in the Lease shall include both the Office Premises and the Garage, and (b) the Office Premises and the Garage shall be referred to collectively in the Lease as amended hereby (the "Amended Lease") as the "Premises" (except as otherwise provided in this Third Amendment). It is intended by the parties hereto that this Third Amendment shall constitute the "Parking Agreement" contemplated in Section 12.3 of the Second Amendment, and therefore the sole agreement of Landlord and Tenant with respect to the use of the Garage by Tenant for the remainder of the Term following the Expansion Effective Date. Following the Expansion Effective Date, Section 12 of the Second Amendment will be of no force or effect. 2.2 Subject to Landlord's certain repair and replacement obligations under the Amended Lease concerning the Premises, Landlord shall not be obligated to provide or pay for any improvement work or services related to the improvement, maintenance, repair and operation of the Garage, all of which shall be Tenant's responsibility as provided (and subject to any express limitations) in this Third Amendment. Tenant shall accept the Garage and continue to accept the Office Premises in their presently existing "as-is" condition, subject only to any express obligations of Landlord under the Amended Lease to the contrary.
Expansion of the Premises. That certain space located on the first (1st) floor of the building located and addressed at 0000 Xxxxxxx Xxxxxx consisting of 8,375 (7,295 usable) rentable square feet and known as Suite 100 and that certain space located on the first (1st) floor of the building located and addressed at 0000 Xxxxxxx Xxxxxx consisting of 15,344 rentable (13,366 usable) square feet and known as Suite 100, as outlined on the floor plan attached hereto as Exhibit "A" and made a part hereof, may be referred to herein as the "EXPANSION SPACE." Effective as of September 1, 1998 ("EXPANSION COMMENCEMENT DATE"), Tenant shall lease from Landlord and Landlord shall lease to Tenant the Expansion Space. Accordingly, effective upon the Expansion Commencement Date, the Existing Premises shall be increased to include the Expansion Space. Landlord and Tenant hereby agree that such addition of the Expansion Space to the Existing Premises shall, effective as of the Expansion Commencement Date, increase the number of rentable square feet leased by Tenant in the Building to a total of 35,346 rentable square feet. Effective as of the Expansion Commencement Date, all references to the "Premises" shall mean and refer to the Existing Premises as expanded by the Expansion Space. Notwithstanding anything to the contrary contained herein, Tenant shall have the right to commence business from the Expansion Space during the period prior to the Expansion Commencement Date (the "EARLY OCCUPANCY PERIOD"), provided that (i) Tenant shall give Landlord at least ten (10) days prior notice of any such occupancy of the Expansion Space and (ii) all of the terms and conditions of the Lease, as amended by this First Amendment shall apply, including Tenant's obligations to pay Monthly Base Rent for the portion of the Expansion Space so utilized by Tenant (which rent shall be prorated based upon the number of rentable square feet of such space at Two Dollars ($2.00) per rentable square foot per month).
Expansion of the Premises. Effective as of March 1, 2021 (the “Expansion Commencement Date”), the Original Premises shall be expanded to include the Additional Premises, as shown on Exhibit A attached hereto and incorporated herein by this reference, upon all of the terms and conditions of the Lease except as otherwise set forth herein. Therefore, the Lease is hereby amended such that, from and after the Expansion Commencement Date, all references in the Lease to the “Premises” shall mean and refer to the entirety of the space in the Original Premises and the Additional Premises, which is approximately ninety-nine thousand (99,000) rentable square feet (the entirety of such space is referred to herein as the “Expanded Premises”). Notwithstanding anything to the contrary contained herein, Landlord shall not be obligated to deliver possession of the Additional Premises to Tenant until Tenant has provided to Landlord evidence of liability and property insurance coverage covering the Additional Premises pursuant to Section 11.2 of the Lease ​ ​
Expansion of the Premises. That certain space consisting of the entirety of the first (1st) floor of the Building and consisting of approximately 31,628 rentable square feet is referred to herein as the “Expansion Space.” The Expansion Space includes a vivarium consisting of approximately 4,052 rentable square feet (the “Vivarium”), which space will be delivered to Sublessee in advance of the Expansion Commencement Date, as more fully set forth in Section 3 below. The Expansion Space, exclusive of the Vivarium, contains approximately 27,576 rentable square feet, and such portion of the Expansion Space may be referred to herein as the “Remainder Space.” Sublessee shall sublease the Remainder Space effective as of the date (“Expansion Commencement Date”) that is the earlier of (a) the date Sublessee commences business operations in the Remainder Space, or (b) January 1, 2019. Accordingly, effective upon the Expansion Commencement Date, the Existing Premises shall be increased to include the Expansion Space. Such addition of the Expansion Space to the Existing Premises shall, effective as of the Expansion Commencement Date, increase the number of rentable square feet subleased by Sublessee to include the entire Master Premises leased by Sublessor pursuant to the Master Lease. Except as provided in Section 3 below as to the Vivarium, Sublessor will not be in default under this Amendment if the Expansion Commencement Date is delayed for any reason. Effective as of the Expansion Commencement Date, all references to the “Premises” shall mean and refer to the Existing Premises as expanded by the Expansion Space.

Expansion of the Premises. Tenant desires to expand the Existing Premises to include an additional eight thousand two hundred sixty-four (8,264) rentable square feet commonly known as Suite 200 located in the Building, as shown on Exhibit A attached hereto and incorporated herein by reference (the “Expansion Premises”). Effective as of the Expansion Premises Rent Commencement Date (as defined in Section 4 of this Expansion Premises Amendment), the Existing Premises shall be expanded by adding the Expansion Premises and the term “Premises” under the Lease shall be redefined to be the Existing Premises plus the Expansion Premises, totaling approximately 45,095 rentable square feet of space (the “Revised Premises”).
Expansion of the Premises b. of the Basic Office Lease Information of the Lease (the “BOLI”) is hereby amended to provide that, as of substantial completion of the Tenant Improvements but in no event later than April 1, 2013 {the “Expansion Date”), the Refusal Space shall be added to and become part of the Premises, such that the Premises shall be expanded by approximately 10,371 rentable square feet of space (the “Expansion Space”) and the Premises Rentable Area shall be increased to equal a total of 25,348 rentable square feet. Effective as of the Expansion Date, the Premises shall be as described on Exhibit B attached hereto, which Exhibit B shall be deemed for all purposes to be substituted for, and inserted into the Lease in place of, the Exhibit B currently attached to the Lease.
Expansion of the Premises. Section 4 of the Basic Lease Information (the “BLI”) of the Lease is hereby amended to provide that, effective as of the Suite 1300 Expansion Premises Commencement Date (as defined below), the Existing Premises shall be expanded by approximately 9,333 rentable square feet of space located in Suite 1300 of the Building (the “Expansion Premises”), such that the entire Premises Rentable Area (i.e., the Existing Premises and Expansion Premises, but excluding the Suite 110 Premises being surrendered, as set forth below) shall be increased to equal a total of 125,286 rentable square feet. Landlord herby confirms that the square footage calculations for the Existing Premises and the Expansion were made in accordance with the BOMA method. Effective as of the Suite 1300 Expansion Premises Commencement Date, the Premises shall include the Expansion Premises as shown on Exhibit B attached hereto.
