Horizontal Land Development Model. The redevelopment of the Property is structured on a “horizontal” land development model. Under this model, land is the asset that is being improved and sold, not buildings. The transaction structure is designed to transform the Property into parcels that are improved with streets, sidewalks, parks, infrastructure and certain community facilities (i.e., the horizontal development).

The Design Development Documents shall also include outline specifications that identify major materials and systems and establish, in general, their quality levels.
