INITIAL RENT PAYMENT. Tenant agrees to pay the University at the time of Tenant's signing this Agreement the equivalent of the Monthly Rent as set forth in Section 2 ("initial rent payment"). If the initial rental payment transaction fails (e.g., returned check or credit card rejection) the provisions of 10.3.4 shall apply. The initial rent payment is not refundable, except as otherwise stated herein. The initial rent payment will be applied toward the first month's rent only and will not be used to protect against, or pay for, damages to the Rental Property and will not be returned in any amount upon move- out, regardless of the condition of the Rental Property. Any balance from the initial rent payment will be applied first to any outstanding fees and assessments and then to the subsequent month's rent. Tenant will forfeit this initial rent payment if Tenant seeks to terminate this Agreement for any reason prior to the Occupancy Date, and Tenant will be subject to Section 43.3 (Termination by Tenant), even if the reason for the termination is due to a circumstance set forth in Section
INITIAL RENT PAYMENT. On November 30 of each year, excepting 2017, an initial rent payment will be due by calculating Crop Share Rent based on Preliminary Gross Revenue.
INITIAL RENT PAYMENT. Upon delivery of this Amendment to Landlord Tenant shall pay to Landlord the following amounts for the 50 VSP Space: First Monthly Installment of Minimum Annual Rent $ 14,448.64 First Monthly Installment of Annual Operating Costs $ 9,164.16 First Monthly Installment of Estimated Electric Costs $ 3,010.13 Total $ 26,622.93
INITIAL RENT PAYMENT. Within 30 days of the execution of this LEASE, TENANT will pay to LANDLORD the sum of ($450) for the period of time from December 1, 2021, through June 30, 2022.
INITIAL RENT PAYMENT. Within thirty (30) days of the date this Lease is executed, Tenant shall pay to Landlord one month’s rent in the amount of $176,564.70 which shall be the rent payable for the first month of the Main Term for which there is no credit against the Basic Rent described in (a) above, and which amount shall be applied to the payment of Basic Rent for such month.
INITIAL RENT PAYMENT. Upon execution of this Amendment, Tenant shall deliver to Landlord the First months prorated rent equal to One Thousand Nine Hundred Twenty Eight Dollars and Forty Cents ($1,928.40).
INITIAL RENT PAYMENT. Upon execution of this lease, the Tenant shall pay the landlord the first months rent and security deposit equaling one months rent for a total of $3,456.00 Dollars, plus all sales tax (1.9%). The security deposit may be applied to rent, damages or any other breach at the termination of this lease. This lease shall be construed to be a modified gross lease.
INITIAL RENT PAYMENT. With the execution and delivery of this Lease by Tenant to Landlord, Tenant shall pay to Landlord the sum of $48,116.25 as payment of the first (lst) month of the Lease.
INITIAL RENT PAYMENT. Concurrently with delivery of the executed Lease, Tenant shall pay Landlord the sum of One Hundred Five Thousand Twenty-Three and 82/100 Dollars ($105,023.82) ("Initial Rent Payment") (i.e., an amount equal to $33,521.25 per month, less the $16,017.28 monthly Reimbursement Amount, for six months) in immediately available funds, which shall be applied toward the first five (5) monthly installments of Base Rent. Landlord shall not be obligated to pay the Reimbursement Amount during months one (1) through (6) of the initial Term. The remaining, unapplied portion of the Initial Rent Payment, together with the month six (6) Reimbursement Amount (i.e. $17,503.97 + $16,017.28 = $33,521.25), shall be retained by Landlord as the Security Deposit for the remainder of the Term, as the same may be extended.
INITIAL RENT PAYMENT. Tenant upon signing this lease shall pay first months rent in the amount of $5,857.50 which shall be credited towards December rent.
