INTERIM RENT ADJUSTMENTS. Interim rent adjustments shall take place when the Resident reports either increases in income or decreases in income which would make the Resident’s current rent greater than 30% of said income. The resident is specifically required to report to the Authority increases in this income, including, but not limited to, changes in his/her employment status, Public Aid status, unemployment benefits, social security benefits, self-employment income, within ten (10) calendar days of said change. INTERIM RENT ADJUSTMENTS. Tenants must promptly report to the PHA any of the following changes in household circumstances when they occur between Annual Rent Recertifications: A member has been added to the family through birth, adoption, or court awarded custody. A Household member is leaving or has left the family unit. In addition, Tenants paying rent based on a percentage of income must report the following activities that occur between Annual rent Recertifications within 10 days of the change: Childcare expenses for children under the age of 13 that are necessary to enable a member of the household to be employed or to go to school; Handicapped assistance expenses, which enable a family member to work; Medical expenses of elderly, disabled, or handicapped headed households that are not covered by insurance; or Other family changes that impact their adjusted income An increase in income. Notwithstanding the provisions listed above, a Tenant’s rent shall not be reduced if the decrease in the family’s annual income is caused by a reduction in the welfare or public assistance benefits received by the family that is a result of the Tenant’s failure to comply with the conditions of the assistance program requiring participation in an economic self-sufficiency program or other work activities. In addition, if the decrease in the family’s annual income is caused by a reduction in welfare or public assistance benefits received by the family that is the result of an act of fraud, such decrease in income shall not result in a rent reduction. In such cases, the amount of income to be attributed to the family shall include what the family would have received had they complied with the welfare requirements or had not committed an act of fraud. For purposes of rent adjustments, the reduction of welfare or public assistance benefits to a family that occurs as a result of the expiration of a time limit for the receipt of assistance will not be considered a failure to comply with program requirements. Accordingly, a Tenant’s rent will be reduced as a result of such a decrease. The PHA shall verify the information provided by the Tenant to determine if a decrease in the rent is warranted.

An increase in annual adjusted gross income of at least 10% A decrease in annual adjusted gross income of at least 10% Notwithstanding the provisions listed above, a Resident’s rent shall not be reduced if the decrease in the family’s annual income is caused by a reduction in social security, welfare or public assistance benefits received by the family that is the result of an act of fraud. In such cases, the amount of income to be attributed to the family shall include what the family would have received had they not committed an act of fraud. The Landlord shall verify the information provided by the Resident to determine if a decrease in the rent is warranted.
INTERIM RENT ADJUSTMENTS a. Residents must promptly report in writing to the FMHA any of the following changes in household circumstances when they occur between Annual Rent Recertification within (10) days from the date of the change:

TTPs will be signed by Landlord and Tenant and attached to this Lease.
