ITEMS INCLUDED IN SALE. (1) All EXISTING fixtures and fittings that are attached to the Property; (2) Existing electrical, mechanical, lighting, plumbing and heating fixtures, ceiling fans, fireplace inserts, gas logs and grates, solar systems, built-in appliances, window and door screens, awnings, shutters, window coverings, attached floor coverings, television antennas, satellite dishes, private integrated telephone systems, air coolers conditioners, pool/spa equipment, garage door openers remote controls, mailbox, in-ground landscaping, trees/shrubs, water softeners, water purifiers, security systems/alarms; (3) a complete inventory of all personal property of Seller currently used in the operation of the Property and included in the purchase price shall be delivered to Buyer within the time specified in paragraph 17. (4) Seller represents that all items included in the purchase price, unless otherwise specified, are owned by Seller.

The conveyance will be made together with all the buildings, improvements, easements, rights-of-way, licenses, agreements and appurtenances whatsoever thereunto appertaining and hereafter erected thereon responsibility for which shall be assumed by Buyer. This contract does not include property rented for U-XXXX.
ITEMS INCLUDED IN SALE. All referenced items are included only if they are present at the property and are provided only in such "as in" condition; it being understood that no warranty or representation is made as to their condition or state of repair. ITEMS INCLUDED IN SALE. The following are included in this sale, if now in or on said premises, free from all liens and encumbrances: all Fixtures and articles of personal property now attached or appurtenant to the Property, unless specifically excluded below. Seller represents and warrants that at the Closing they will be paid for and owned by the Seller, free and clear of all liens and encumbrances. They include, but are not limited to: Heating and Lighting Fixtures, Plumbing Fixtures, Built-in Appliances and cabinetry, wall-to-wall carpeting as placed, storm windows, screens and doors, shrubbery, trees, plants and fencing in the ground, window treatments, pumps, awnings, television aerials, smoke detectors, alarm systems, fireplace insert, doors and/or screens. Also included are the following articles of tangible personal property and/or appliances: The following items are excluded from the sale:
ITEMS INCLUDED IN SALE. The items listed A, B & C below, if now in or on said premises, are included in the sale and have no value to the real estate. Seller warrants that Seller has good legal title free and clear of all liens and encumbrances to all of these articles, or has stipulated in D below that such are rental items. Such items will be in good working order at the time of closing, except for: (this sentence shall not be construed as a warranty or guarantee after closing).
ITEMS INCLUDED IN SALE. (1) All EXISTING fixtures and fittings that are attached to the Property;
(2) EXISTING electrical, mechanical, lighting, plumbing and heating fixtures, ceiling fans, fireplace inserts, gas logs and grates, solar power systems, built-in appliances and appliances for which special openings or encasements have been made (whether or not checked in paragraph 3P), window and door screens, awnings, shutters, window coverings (which includes blinds, curtains, drapery, shutters or any other materials that cover any portion of the window) and any associated hardware and rods, attached floor coverings, television antennas, satellite dishes, air coolers/conditioners, pool/spa equipment (including, but not limited to, any cleaning equipment such as motorized/automatic pool cleaners, pool heaters, pool nets, pool covers), garage door openers/remote controls, mailbox, in-ground landscaping, water features and fountains, water softeners, water purifiers, light bulbs (including smart bulbs) and all items specified as included in paragraph 3P, if currently existing at the time of Acceptance. whether placed on the Property by Agent, xxxxxx or other third party, the item should be listed as being excluded in
(3) Security System includes any devices, hardware, software, or control units used to monitor and secure the Property, including but not limited to, any motion detectors, door or window alarms, and any other equipment utilized for such purpose. If checked in paragraph 3P, all such items are included in the sale, whether hard wired or not.
(4) Home Automation (Smart Home Features) includes any electronic devices and features including, but not limited to, thermostat controls, kitchen appliances not otherwise excluded, and lighting systems, that are connected (hard wired or wirelessly) to a control unit, computer, tablet, phone, or other “smart” device. Any Smart Home devices and features that are physically affixed to the real property, and also existing light bulbs, are included in the sale. Buyer is advised to use paragraph 3P(1) or an addendum to address more directly specific items to be included. Seller is advised to use a counter offer to address more directly any items to be excluded.
ITEMS INCLUDED IN SALE. The Seller warrants that Seller has good legal title free and clear of all liens and encumbrances to all of these articles, or has stipulated that such are rental items. None of these articles shall be removed from the premises by the seller after signing of the contract. The following, if located on the property and owned by the Seller, are included in the sale:
a. Water: filters and treatment systems, plumbing fixtures, water softener if owned, swimming pool (cover and all operating equipment), sump pumps
b. Building and Improvements: sheds, awnings, built in: appliances, cabinets, closet systems, fireplace inserts and doors/screens, security systems, wall to wall carpeting as placed, mailbox, storms and screens for windows and doors, window shades, venetian blinds, traverse/drapery/curtain rods, TV aerials, TV mounts, satellite dishes, garage door opener and remote, bathroom mirrors, compactors and disposals, door hardware, weather vanes
c. Electronic/heating/cooling: central heating and or air, lighting fixtures, paddle fans, fuel tanks – if owned, smoke and carbon monoxide alarms/detectors, lightbulbs, switch plates
d. All landscaping, shrubs and trees, fencing, invisible fencing
e. Other items not listed above which are included in the sale are listed here: All personal property to be conveyed hereunder is of nominal value, and is being conveyed without additional consideration.
