LANDLORD'S ENTRY ON PREMISES. Landlord and its Authorized Representatives shall have the right to enter the Premises at all reasonable times (with reasonable prior notice except in an emergency when no notice is required) for any reasonable purpose, including, without limitation, the following: (a) to inspect the Premises; (b) to alter, improve or maintain the Premises and the Building; (c) to show the Premises to prospective brokers, agents, buyers, tenants or lenders; and (d) to post notices of nonresponsibility, all without reduction or abatement of Rent. Landlord shall have at all times a key to unlock all the doors in and about the Premises, excluding Tenant's vaults and safes and other secure areas identified by Tenant in a written notice to Landlord. Landlord shall have the right to use any means which Landlord deems in good-faith to be proper to open the doors in an emergency. Any such entry by Landlord and Landlord's Representatives shall comply with all reasonable security measures of Tenant of which Landlord has been given prior written notice and shall not impair Tenant's operations more than reasonably necessary. Landlord shall not be liable in any manner for any inconvenience, disturbance, loss of business, nuisance, or other damage arising out of such entry on the Premises as provided in this Section, except damage resulting from the gross negligence or wilful misconduct of Landlord or its Authorized Representatives acting within the scope of their authority, and Tenant waives any Claims arising thereunder.

LANDLORD'S ENTRY ON PREMISES. .1. Upon giving Tenant twenty-four (24) hours notice, Landlord and its authorized representatives and agents shall have the right to enter or pass through the Premises during all reasonable hours, including normal business hours for any of the following purposes: 25.1.1. To determine whether the Premises are in good condition and whether Tenant is complying with its obligations under this Lease; 25.1.2. To protect the interest therein of Landlord; to make alterations, additions and to do any necessary maintenance and repairs; to make any restoration to the Premises, or the building and other improvements in which the Premises are located, that Landlord has the right or obligation to perform; to provide any services in accordance with this Agreement; to perform any obligations of Tenant that Tenant fails to perform; and to take all required materials and equipment into the Premises and perform all required work therein, including the erection of scaffolding, props, or other mechanical devices. 25.1.3. To serve, post, or keep posted any notices required or allowed under the provisions of this Lease; 25.1.4. To post "for sale" signs at any time during the term, to post "for rent" or "for lease" signs during the last three (3) months of the term, or during any period while Tenant is in default; 25.1.5. To show the Premises to prospective brokers, agents, buyers, Tenants, persons interested in an exchange, holders of encumbrances on the interest of Landlord under the Lease, and prospective, mortgagees or tenants of the Building at any time during the term; or 25.1.6. To shore the foundations, footings, and walls of the Premises and to erect scaffolding and protective barricades around and about the Premises, but not so as to prevent entry to the Premises, and to do any other act or thing necessary for the safety or preservation of the Premises if there is any excavation on any adjacent property or nearby street. With Landlord's consent, Landlord's right under this Subsection extends to the owner of the adjacent property on which excavation or construction is to take place and the adjacent property owner's authorized representatives.
LANDLORD'S ENTRY ON PREMISES. Landlord and its authorized representatives shall have the right to enter the premises during all reasonable times, for any of the following purposes: (1) To determine whether the premises are in good condition and whether Tenant is complying with its obligations under this Lease; (2) To do any necessary maintenance and to make any restoration to the premises or the building and other improvements in which the premises are located that Landlord has the right or obligation to perform; (3) To serve, post, or keep posted any notices required or allowed under the provisions of this Lease; (4) To post “for sale”, “for rent” or “for lease” signs during the last three (3) months of the term, or during any period while Tenant is in default; (5) To show the premises to prospective brokers, agents, buyers, Tenants, or persons interested in an exchange, at any time during the term with prior appointment; (6) To shore the foundations, footings, and walls of the premises or the building in which the premises are located and to erect scaffolding and protective barricades around and about the premises, but not so as to prevent entry to the premises, and to do any other act or thing necessary for the safety or preservation of the premises or the building and other improvements in which the premises are located if any excavation or other construction is undertaken or is about to be undertaken on any adjacent property or nearby street. Landlord’s right under this provision extends to the owner of the adjacent property on which excavation or construction is to take place and the adjacent property owner’s authorized representatives. Landlord shall not be liable in any manner for any inconvenience, disturbance, loss of business, nuisance, or other damage arising out of Landlord’s entry on the premises as provided in this paragraph, except damage resulting from the acts or missions of Landlord or its authorized representatives. Tenant shall not be entitled to an abatement or reduction of rent if Landlord exercises any rights reserved in this paragraph. Landlord shall conduct its activities on the premises as allowed in this paragraph in a reasonable manner, so that it will cause the least possible inconvenience, annoyance, or disturbance to Tenant.
LANDLORD'S ENTRY ON PREMISES. 17.1 Landlord and its authorized representatives shall have the right to enter the Premises at all reasonable times to determine whether the Premises are in good condition and whether Tenant is complying with its obligations under this Lease, to make any restoration to the Premises that Landlord has the obligation to perform under this Lease, and to do any other thing that is reasonable in connection with Landlord's interest in the Premises, provided that such entry shall not interfere with Tenant's customary use of the Premises. 17.2 Landlord shall have the right to show the Premises to any person or persons interested in buying the Premises during the Term of this Lease and during the final six (6) months of the Term of this Lease, to prospective tenants, so long as same does not interfere with Tenant's customary use of the Premises.

(b) To perform any necessary maintenance or other restoration to the Premises. (c) To shore the foundations, footings or walls of the building and other improvements which are part of the Premises. (d) Except in the case of emergencies, Landlord and Landlord's agents shall give Tenant at least forty-eight (48) hours oral or written notice prior to entry of the Premises. Any such entry by Landlord or Landlord's agents shall comply with all reasonable security measures of Tenant and shall not impair Tenant's operations more than is reasonably necessary. During any such entry, Landlord and Landlord's agent shall be accompanied by Tenant.

Landlord and its representatives may enter the premises at reasonable times to inspect the premises, to enforce the provisions of this Lease, to make repairs required of it hereunder, to rectify defaults of Tenant pursuant to the rights granted to Landlord hereunder, to make repairs to other premises in the Center, to check the temperature in the premises and to repair any utility lines or system or systems servicing other parts of the Center or to rectify any condition in the premises adversely affecting other occupants of the Center. Landlord may bring upon the premises all things necessary to perform any work done in the premises pursuant to this Section. Nothing herein contained shall be deemed or construed to impose upon Landlord any obligation or responsibility whatsoever for the care, maintenance or repair of the premises, except as otherwise specifically provided in this Lease. Any work performed by Landlord hereunder shall be performed with reasonable care and completed expeditiously, subject to excusable delays under Section 9.01.
