Lessor’s Covenant of Quiet Enjoyment. The Lessor agrees that, so long as no Event of Default shall have occurred and be continuing, neither the Lessor nor anyone validly claiming through or under the Lessor will take (or fail to take) any action, the taking (or failure to take) of which causes interference with the Lessee's peaceful and quiet use, operation and possession of the Aircraft under this Lease.

Lessor’s Covenant of Quiet Enjoyment. Lessor hereby covenants with Lessee that, during the Term, so long as no Event of Default hereunder shall be continuing, neither Lessor, any person acting on its behalf or in its stead, any predecessor or successor in interest of Lessor, nor any person claiming an interest in the Aircraft by or through Lessor, shall interfere with Lessee’s rights hereunder or Lessee’s quiet and undisturbed use and enjoyment of the Aircraft; provided, however, that this Section 15.2 shall not limit Lessor’s right of inspection as set forth in this Agreement. Should such an interference occur, Lessor shall promptly eliminate the cause of such interference upon receipt of a notice thereof from Lessee.

However, any repairs or maintenance that are performed, should be performed by the mutual consent of Lessor and Xxxxxx at a time and in a manner which are calculated in exercise of good faith and reasonable business practice to minimize any disruption of Xxxxxx’s business. Lessee or Xxxxxx’s guests not be loud or boisterous outside the building, in the common areas of the building, or in the space the Lessee is renting. There is no sleeping or residing in the office space. There is no smoking in or on the property.
