Lessor's Duties. The powers conferred on the Lessor hereunder are solely to protect its interest in the Assigned Agreements and shall not impose any duty upon it to exercise any such powers. The Lessor shall have no duty to take any necessary steps to preserve rights against prior parties or any other rights pertaining to any Assigned Agreements.
Lessor's Duties. 14.1. The Lessor shall:

14.2. Keep and maintain the exterior walls and roof of the building in good order, repair and condition, fair wear and tear excepted;
14.3. Insure the building structure against normal eventualities as well as take out SASRIA insurance against political riot eventualities, and shall maintain such insurance policy for the duration of the Agreement;
14.4. In the event of the premises being served by means of an air conditioning plant controlled by the Lessor, determines rules in respect of switching on and off of the air conditioning plant, as per the trading hours referred to in Item 8 of the Schedule.
14.5. Keep the building and common areas insured against the risk of fire, explosion, special perils, and riots and maintain such insurance for the duration of this Agreement.
Lessor's Duties. The Lessor shall not be responsible for any maintenance of the Leased Premises. If a repair or replacement, not occasioned by a casualty, is required and will exceed Ten Thousand and no/IOO ($10,000.00) Dollars in cost, Lessor shall have the option to make that repair or replacement or cancel and terminate this lease as of the end of the month in which it is required to be made.
Lessor's Duties. The Lessor will at all times during the tenancy, keep the premises fit for human habitation. Lessor shall comply with all provisions of RCW 59.18 et seq.

Lessor's Duties. Lessor at its sole cost and expense shall maintain in a good state of repair all structural portion of the roof, walls, floors and foundations, and exterior common areas except for any repairs caused by the wrongful or negligent act of Lessee and/or its agents. If Lessee is still occupying the Premises after the tenth (10th) year of the Lease, Lessee will not be obligated for any amortization of the replacement cost for HVAC that extends beyond the expiration of the Lease term.
Lessor's Duties. During the Term and renewal term, if any, Lessor shall, at Lessor's sole cost and expense, maintain in a good state of repair, the exterior of the roof and walls, and all structural portions of the roof, xxxxx, floors and foundations except for any repairs caused by the wrongful or negligent act of Lessee and/or its agents. Lessor shall warrant to Lessee that (i) to Lessor's knowledge, there are no existing or latent construction defects in the Building and other improvements to the Land, (ii) all equipment, machinery and facilities, including without limitation HVAC (as hereinafter defined), plumbing, and electrical systems used in connection with the operation of the Building and Premises are, and will be as of the Commencement Date, in good working condition, and (iii) to Lessor's knowledge, the Building and other improvements to the Land are in compliance with all applicable laws, ordinances, and regulations.
Lessor's Duties. Lessor at its sole cost and expense shall maintain in a good state of repair, the exterior of the roof and walls, and all structural portions of the roof, walls, floors and foundations except for any repairs caused by the wrongful or negligent act of Lessee and/or its agents.
Lessor's Duties. Lessor shall comply with the requirements of all building, housing, and health codes as they apply to Lessor. Lessor shall be responsible for: All deposits Trash removal Lawn mowing Snow removal General Insurance Water and sewer charges.
Lessor's Duties. It is understood and acknowledged that Lessor is not obligated to perform Arbern's duties under the Master Lease. While Lessor shall use reasonable efforts to cause Arbern to perform Arberns duties under the Master Lease in and for the benefit of the Premises, Lessor shall have no liability to Lessee for Arbern's failure to do so. It is understood that under the terms of the Master Lease, Arbern is solely responsible for providing the Lessor and Lessee with general maintenance services, heating and air conditioning, as well as whatever security and additional services are reasonably available to the building of which the Premises is a part. Under no circumstances shall the Lessor be liable to the Lessee for Arbern's failure to render said Services nor is the Lessor a guarantor of Arbern's obligations as landlord under the Master I ease.
