LESSOR'S RIGHT. Lessor or its duly authorized representatives, or agents may enter upon said Premises at reasonable times during the term of this Lease for the purpose of determining whether Lessee is in compliance with the terms and conditions of the Lease or for any other purpose incidental to the rights of Xxxxxx.

LESSOR'S RIGHT. (i) If the Lessee fails to: (i) do, or cause to be done, anything which it is obliged to do, or cause to be done, under any of the Operative Documents to which it is a party; or (ii) make any payment which it is obliged to make under any of the Operative Documents to which it is a party (other than a payment to the Lessor), the Lessor shall be at liberty to do, or cause to be done, that thing or make, or cause to be made, that payment itself. (j) The Lessee shall not cease to be in breach of any of its obligations under any of the Operative Documents by reason of anything done, or caused to be done, or any payment made, or caused to be made, by the Lessor pursuant to paragraph (a) above.
LESSOR'S RIGHT. After giving 24 hour written notice to Lessee, Lessor or its duly authorized representatives, or agents may enter upon said Premises at reasonable times during regular business hours during the term of this Lease for the purpose of determining whether Lessee is in compliance with the terms and conditions of the Lease or for any other purpose incidental to the rights of Lessor. If an emergency occurs, entry may be had at any time without prior written notice; should an emergency entry occur, Lessor will so notify Lessee in writing on the next regular business day. Such rights include the right to show the Premises to prospective purchasers, lenders, appraisers, inspectors, engineers, etc.
LESSOR'S RIGHT. If any lien is filed against the Premises on account of work done by Lessee or persons claiming under Xxxxxx, Lessor may (but shall not be so required to) pay the claim and any costs, and the amount so paid, together with reasonable attorney’s fees incurred in connection therewith, shall be immediately due and owing from Lessee to Lessor, with interest at the rate of eighteen percent (18%) per annum from the date(s) of Lessor’s payment(s).
LESSOR'S RIGHT. In the event that Lessee does not pay before delinquent any taxes, assessments or other charges to be paid hereunder by Lessee, Lessor shall have the right to make such payment and to thereupon charge Lessee for the amount of such payment, together with interest thereon from the date of such payment to the date of repayment by Lessee to Lessor at the rate of twenty percent (20%), per annum.
LESSOR'S RIGHT. ‌ It is further understood and agreed by Xxxxxx that Xxxxxx's rights to Premises are paramount to this Lease. Lessee shall in no way interfere with or permit or tolerate interference with Xxxxxx's right to use, access or possess the Premises. It is the desire of both Lessor and Lessee to maintain the capability to construct, maintain and operate compatible parking and flood control facilities as necessary on the Premises.
LESSOR'S RIGHT. It is further understood and agreed by Lessee that Lessor's rights to Premises are paramount to this Lease. Lessee shall in no way interfere, or permit or tolerate interference with Lessor's right to use, access or possess the Premises.

LESSOR'S RIGHT. TO MAKE ALTERATIONS AND ------------------------------------------- ADDITIONS: --------- Lessor hereby reserves the right at any time to make reasonable alterations or additions to the complex or any other portion of the building in which the demised premises are contained, to build adjoining the same or within any other portion of said commercial complex, and to reasonably change, alter or modify the parking areas, roadways, ramps, and landscaping, and Lessee hereby agrees to this provision with the understanding that Lessee shall not in any way prevent, interfere with or obstruct the undertaking of any such alterations or additions by Lessor; provided, however, that the alterations and additions of Lessor shall not unreasonably interfere with the operation and conduct of Lessee's business or Lessee's use of the premises. The parties shall reasonably cooperate so as to allow Lessor to make reasonable additions and improvements while at the same time not unreasonably interfering with Lessee's business or Lessee's use of the premises.
LESSOR'S RIGHT. Lessee covenants and agrees that Lessor shall have the right to do the following things and matters in and about the demised premises: (a) Inspection of (a) At all reasonable times by himself or his duly authorized agents to go upon and inspect the Premises demised premises and every part thereof, and/or at his option to make repairs, alterations and additions to the demised premises or the building of which the demised premises is a part. (b) Rules and (b) At any time or times and from time to time make such reasonable rules and regulations as may be Regulations necessary or desirable for the safety, care, and cleanliness of the demised premises and/or of the building of which the demised premises is a part and of real and personal property contained therein and for the preservation of good order. Such rules and regulations shall, when communicated in writing to Lessee, form a part of this lease. (c) Sale or Rent
LESSOR'S RIGHT. ‌ It is further understood and agreed by Xxxxxx that Xxxxxx's rights to Premises are paramount to this Lease. It is the desire of both Lessor and Lessee to maintain the capability to construct, maintain and operate compatible private tenant improvements and public roadway facilities, to the extent they exist or as necessary on the Premises.
