License for Ingress and Egress. 18.01. The parties agree that ingress and egress to the Leased Premises is through and across a driveway owned by Lessor located immediately along the northern boundary of the Leased Premises and over which Lessee is granted a license for unrestricted access to the Leased Premises. Lessor agrees to improve that portion of the driveway serving the Leased Premises to a standard consistent with commercial vehicular traffic to and from the Leased Premises. The driveway shall have curb cuts to the Leased Premises as shown in the Drawings. The driveway is more particularly described in the attached Exhibit B.

License for Ingress and Egress. The Port grants to Tenant an irrevocable license for ingress and egress but no other purpose (the “Ingress & Egress License”) to make use of Terminal 91 Access Areas. In making any use of the Ingress & Egress License provided for by this Section 2.1.4, the Tenant, its customers and their suppliers shall reasonably cooperate with Port in satisfying the terms of any non-discriminatory security plan adopted by Port or its tenant for the property of which the Terminal 91 Access Areas are a part.
