Major Tenants. No Major Tenant shall be in default under its Lease after any applicable grace period nor shall a Major Tenant filed bankruptcy or sought any similar debtor protective measure or be the subject of an involuntary bankruptcy.
Major Tenants. No Major Tenant shall have terminated, or given notice of intent to terminate, their Tenant Lease pursuant to the terms of such Tenant Lease or otherwise. No Major Tenant, shall have vacated, abandoned, ceased operations or filed for voluntary bankruptcy or be subject to an involuntary bankruptcy proceeding. There shall be no material change in the economic condition of a Major Tenant between the end of the Inspection Period and the Closing.
Major Tenants. Subject to Landlord’s prior written approval, in its reasonable discretion, and provided all signs are in keeping with the quality, design and style of the Building, Tenant, if the Premises comprise one of the two largest tenants of the Building, at Tenant’s sole cost and expense, may install identification signage anywhere in the Premises including in the elevator lobby of the Premises, provided that such signs must not be visible from the exterior of the Building.
Major Tenants. OfficeMax, Inc. retails office products at high volume and deep discount in the United States and Puerto Rico. The company features CopyMax and FurnitureMax store-within-a-store modules devoted exclusively to print-for-pay and office furniture. As of December 31, 2000 OfficeMax operated 995 superstores, as well as national call centers, delivery centers, and OfficeMax retail joint ventures in Mexico and Japan. As of July 6, 2001, the company had a market capitalization of $387.24 million.
Major Tenants. Regional Center of East Bay ("RCEB") is a private, non-profit corporation under contract with the California Department of Developmental Services. RCEB works in partnership with many individuals and other agencies to plan and coordinate services and support to over 11,000 individuals with developmental disabilities in Alameda and Contra Costa counties. The County of Alameda is the county government of Alameda County, home to approximately 1.45 million people. Alameda County has a debt rating of "A2" from Moody's. IKON Office Solutions, Inc. ("IKON") provides a range of products and services to meet business communication needs. The company provides copiers and printers, color solutions, distributed printing, outsourcing services, and imaging and legal outsourcing solutions. IKON also provides network design and consulting, application development, and technology training. PROPERTY MANAGEMENT. The Airport Corporate Center Property is managed by Cranbrook Equity Investment, which is an affiliate of the Airport Corporate Center Borrower.
Major Tenants. The provisions of this Exhibit, except as otherwise expressly provided in this Exhibit, shall not be applicable to the identification signs of markets, drug stores or other occupancy designated by the Landlord as a “Major Tenant” that may be located in the Shopping Center, it being understood and agreed that these occupants may have their usual identification signs on their buildings, as the same exist from time to time of similar buildings operated by them in Nevada or California; provided however, there shall be no roof-top signs which are flashing, moving or audible and provided said sign is architecturally compatible and has been approved by the Landlord.
Major Tenants. No Major Tenant has provided written notice to Seller that it intends to cease operations on the Property or that it intends to file for bankruptcy protection from its creditors (collectively, a “Major Tenant Adverse Event”). To the extent Seller receives such notice during the term of this Agreement prior to Closing, Seller shall promptly inform Buyer of the same, failing of which, the same shall be deemed a breach of the foregoing representations and warranties and a default under this Agreement. In the event Seller receives written notice of a Major Tenant Adverse Event, Buyer shall have the right, upon notice thereof to Seller on or prior to Closing, to terminate this Agreement and thereupon to receive an immediate refund of the Exxxxxx Money Deposit and neither party shall thereafter have any further liability or obligation hereunder except for such liabilities and obligations that are expressly stated herein to survive termination of this Agreement.
