New Tenancy. This Lease is a new tenancy for the purposes of the Landlord and Tenant (Covenants) Act 1995 The Guarantor (if any) covenants with the Landlord in terms set out in Part 1 of Schedule 7. EXECUTED AS A DEED by the parties on the date which first appears in this Lease. The premises shown edged red on Plan [ ] annexed hereto and known as [ADDRESS] and shall include: all Pipes within the Premises up to the point of connection with the common or public system; all the Landlord's Fixtures and Fittings of every kind which are from time to time in or upon the Premises (whether originally affixed or fastened to or upon the Premises) except any which have been affixed by the Tenant and can be removed without defacing the Premises; all additions, alterations and improvements to the Premises made at any time (other than Tenant's fittings); the paint, paper and any other decorative finishes applied to the interior surface of exterior walls; the floor finishes so that the lower limit of the Premises shall include such finishes but shall not extend to anything below them; the ceiling finishes so that the upper limit of the Premises shall include such finishes but shall not extend to anything above them; the entirety of any non-load-bearing walls in the Premises; the internal and external window and door glazing The following rights (for the benefit of the Landlord and those deriving title through or otherwise authorised by the Landlord and all others interested or who may become interested in the Landlord's Estate (or any part thereof) from time to time): The right at all reasonable times and on giving fifteen (15) Working Daysprior written notice (except in emergency when no notice need be given) to enter upon the Premises for all or any of the purposes mentioned in this Lease.
